MOUNTAIN HOUSE NEIGHBORHOOD"F"PROJECT INITIAL STUDY <br /> 4. Project Location: Central portion of proposed Mountain House New Town in southwestern portion <br /> of San Joaquin County. Site located north of the City of Tracy. General boundaries include <br /> Alameda/San Joaquin County boundary on the west, Byron Road on the north, Mountain House <br /> Parkway on the east, and Grant Line Road on the south(see Figure 1). <br /> 5. Project Sponsor's Name and Address: <br /> Trimark Communities <br /> 3120 Tracy Blvd., Suite A <br /> Tracy, CA 95376 <br /> 6. General Plan and Master Plan Designation: Low and Medium Density Residential (R/L, R/M); <br /> High Density Residential(R/H); Community Commercial (CIC);Neighborhood Commercial(C/N); <br /> Office Commercial (C/O); Limited Industrial(I/L); Elementary School; Neighborhood Park. <br /> 7. Zoning: Low Density Residential (R-L), Medium Density Residential (R-M), High Density <br /> Residential (R-H), Community Commercial (C-C), Neighborhood Commercial (C-N), Office <br /> Commercial(C-O);Industrial Park(I-P); Public Facilities(P-F)(Elementary School);Neighborhood <br /> Park <br /> 8. Description of Project: Trimark Communities proposes to subdivide parcels and develop residential, <br /> industrial, and commercial uses within Neighborhood "F" of Specific Plan I. Specific Plan I was <br /> adopted by the County in 1994, and covers three of the proposed 12 neighborhoods of the Mountain <br /> House New Community. Infrastructure associated with this development will include water <br /> distribution lines, wastewater distribution lines, electrical and gas lines, roads, telephone lines, <br /> drainage improvements, etc. The water and wastewater facilities to serve this development will be <br /> located within the Mountain House New Community but outside the boundaries of Neighborhood <br /> "F". These facilities will be maintained and operated by the Mountain House Community Services <br /> District. A more detailed description of the project can be found in Chapter II. <br /> 9. Surrounding Land Uses and Setting: Currently, all surrounding land uses include vacant lands <br /> under agricultural production for alfalfa and irrigated farmland. A21-acre dairy is located south of <br /> the project site at the intersection of Patterson Pass Rd. and Grant Line Rd. <br /> 10. Other agencies whose approval is required (e.g., permits,financing approval,or participation <br /> agreement.) <br /> The following is a list of federal, state, regional and local agencies from whom permits may be <br /> required prior to construction and/or operation of the proposed project: <br /> • Federal Highway Administration: approval prior to improvements to interstate highways, I-205 <br /> and 1-580 <br /> • National Park Service: cooperative agreement for extension of DeAnza Trail across site <br /> • Caltrans, District 4 and 10: approval for improvements to state highways;Project Study Reports; <br /> and Encroachment Permits <br /> • California Department of Real Estate: Public Reports prior to sale of lots <br /> • Regional Water Quality Control Board: National Pollutant Discharge Elimination System <br /> (NPDES)permit <br /> CAJOBMCUNmAL=YT1wu.1NmAL=Y-FART1.D0C(Vnaoo) 2 I.
