MOUNTAIN HOUSE NEIGHBORHOOD' 'PROJECT INITIAL STUDY <br /> Condition of Approval GEO-2:. The following recommendations of the project's Geotechnical Report <br /> shall be implemented. <br /> • On-site and off-site soil that is used for engineered fill shall meet the specifications of the <br /> Geotechnical Report. <br /> • A sample of proposed import soil for engineered fill shall be tested prior to use to determine if it is <br /> suitable as engineeredfill <br /> • Any open cuts shall be in compliance with applicable OSHA regulations(California Construction <br /> Safety Orders, Title 8) and shall be closely monitored for evidence of incipient instability. <br /> • Dewatering may be necessary,given the depth to groundwater at the site Any dewatering design <br /> shall be submitted for review by the geotechnical engineer prior to construction. <br /> • At the time of grading, depth to groundwater shall be determined, and at a minimum, the <br /> groundwater shall be lowered and maintained at least 2 feet below the bottom of the excavation. <br /> • Prior to issuance of building permits, more site-specific investigations involving more detailed <br /> geotechnical exploration shall be completed At this phase, the Geotechnical Report included only <br /> 24 test borings over 365 acres and was intended for use in preliminary planning and design of all <br /> of Neighborhood 'W <br /> • Piping and utility connections shall be designed to accommodate the estimated maximum <br /> foundation settlements <br /> • Foundation soils shall be tested immediately prior to placement of concrete to verify that the soils <br /> water content is acceptable <br /> • Prior to issuance of building permits, a detailed grading and drainage plan shall be prepared for <br /> all areas subject to development. <br /> • Additional exploration shall be performed once specific site development plans are available <br /> • A qualified inspector shall be present at the site to observe and advise during site preparation, <br /> earthwork,grading, and construction of foundations,slabs on grade and earth-retaining <br /> structures. <br /> • If more than two years elapse between the date of the Geotechnical Report(January 1999) and <br /> beginning of construction, the Geotechnical Report shall be updated. <br /> e) Have soils incapable of adequately supporting the use of septic tanks or alternative waste water disposal <br /> systems where sewers are not available for the disposal of waste water? <br /> No septic tanks or alternative waste water disposal systems are proposed at the project site.
