Soil Suitability Study*** APN: 051-160-04 *** 5 Acres Parcel***McLaughlin Refuse Equipment, Inc. <br /> July 11, 2002 <br /> San Joaquin County Public Health Service <br /> Environmental Health Division <br /> Sub iect"Soil Suitability Study" for the McLaughlin Refuse Equipment, Inc. (business) <br /> and/or the Danny and Susan McLaughlin(property owners) property located at 11900 <br /> East Locke Road, Lockeford California 95237. The planned development on this five (5) <br /> acre parcel is to add 6,400 square feet area to the existing warehouse manufacturing and <br /> production building to provide more shaded area for the working personnel in which to <br /> perform their duties, along with expanded men's and women's restroom facilities, <br /> increased parking space and storm pond expansion and landscaping, all as depicted on the <br /> attached "Site Plan", which is attached to and made an integral part of this report. <br /> Submitted for your review and consideration is the result of a shallow(3' max. <br /> deep)percolation test and a"Soil Profile Test" conducted on the five (5) aces of land <br /> owned by Danny M. and Susan M. McLaughlin at 11900 East Locke Road, Lockeford <br /> CA, 95237. <br /> Present and Future Land Use Presently, the project site is one of several businesses <br /> located along East Locke Road. These businesses are intermingled with homes and a <br /> historical church and grave yard at it's west end where it junctions with Brandt and <br /> Rutherford Roads. The project site is located on the south side of East Locke Road and is <br /> devoted to the business of manufacturing and producing all kinds and types of refuse <br /> equipment, mainly steel fabricated dumpsters. The property boundary is fenced and the <br /> manufacturing and production and office building with a dock loading area is situate at <br /> about the middle of the property. The business hires about 30 personnel presently and <br /> after the refuse equipment is produced, it is stored randomly a 1 over the property <br /> surrounding the manufacturing and production and office building except for a main <br /> parking area along the easterly boundary line at the northeast corner of the property. <br /> Ingress and egress to the property is also located adjacent to the main parking area at the <br /> northeast corner of the property across an abandoned railroad roadbed. The produced <br /> refuse equipment is picked up at the project site and hauled to its final location by truck. <br /> The existing septic tank and leach field is located along the easterly property boundary <br /> line as shown on the attached"Site Plan". <br /> In the future,the business of fabricating and producing refuse equipment will continue in <br /> the same manner in the existing and planned building expansion immediately adjacent to <br /> the existing building. The main purpose for the increased building area is to provide <br /> increased shade for the same number of personnel as is presently employed. <br /> Past Uses A search of the San Joaquin Assessor's and the San Joaquin County <br /> Recorder's Offices records shows that the subject property has been devoted to <br /> businesses for an excess of ten(10)years over the past twenty-five(25)plus years.
