Gau, Senior Civil Engineer Community Development Department CONTACT PERSON: Steve St. Sure FROM: Charles Kelley, Senior Civil Engine Public Services Division SUBJECT: SA-92-23/DV-92-2 to build a 30 ' x 50 ' metal building to park fire trucks at an existing fire station and deviation the 10 foot side yard set back requirement to 6 foot. Located on the S. side of Linne Rd. , W. of Chrisman Rd. , S. of Tracy. APPLICANT: Tracy Rural Fire District APN: 253-220-03 INFORMATION: The site is not located within a Federal Flood Insurance Administration Designated Flood Hazard Area. Linne Road has an existing right-of-way width of 50 feet, and a planned right-of-way width of 84 feet. RECOMMENDATIONS: 1. Dedication to result in a 42-foot wide right-of-way from the centerline of Linne Road to the property line-.shall be required across the frontage of APN 253-220-03 . (Planning Title Section 9-2143) 2 . The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at the time of building permit application. (The fee currently is $1, 126. 00 per 1, 000 gross square foot of building as "Warehouse" in the Tracy area. If there is no building permit required, the fee will be exempt. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. ) (Resolution R-90-304 , R-91-1025) 3 .
