Kerry Sullivan -2- <br /> COMMENTS ON DEVELOPMENTS <br /> PA-02-409 <br /> RECOMMENDATIONS: <br /> 1. All improvements shall be in conformance with the Improvement Standards and Specifications <br /> of the County of San Joaquin. All improvement plans and specifications shall include grading <br /> plan for each individual lot, if applicable. These improvement plans and specifications are <br /> subject to plan check, field inspection fees and must be approved by the County of San Joaquin <br /> Department of Public Works prior to approval of the Final Map. <br /> (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92-814) <br /> 2. If improvements referred to herein are not completed prior to the approval of the Final Map, the <br /> subdivider shall execute an agreement with the County of San Joaquin ensuring the completion <br /> of improvements within one (1)year after filing the Final Map. <br /> (Development Title Section 9-1100.30)) <br /> 3. Dedication to result in a 42-foot wide right-of-way from the centerline of Linne Road to the <br /> property line shall be required and improved on the subdivided side to County Standards for a <br /> 84-foot right-of-way minor arterial. <br /> (Development Title Section 9-1150.5(b)) <br /> 4. Interior roads shall be named and improved to a standard for a local residential road with curb, <br /> gutter and sidewalk. <br /> 5. A community retention pond terminal drainage system shall be provided to meet the <br /> requirements of the County and to provide adequate drainage for the subdivision. Hydrologic <br /> and hydraulic analyses shall demonstrate that all property, both downstream and upstream of <br /> the discharge, will not be subject to a higher flood level as a result of the proposed drainage. <br /> (Development Title Section 9-1135.2) <br /> 6. The project shall be served by a public water system conforming to the requirements of the <br /> San Joaquin County Public Health and Environmental Services Division and the Department of <br /> Public Works. The system shall provide adequate domestic and fire water supply in <br /> conformance to the requirements of the County Fire Warden and the local Fire District. An <br /> analysis shall be performed determining the system capacity and the need for a new water well. <br /> If said well is required then, a test well showing that the production well will meet all <br /> applicable standards is required prior to the approval of the improvement plans of any work <br /> within the site. <br /> (Development Title Section 9-1120.2) <br /> 7. The project shall be served by a public sewer collection and treatment system constructed in <br /> conformance with the requirements of the San Joaquin County Public Health and <br /> Environmental Services Division and the Department of Public Works.
