(Irrevocable Offer of) Dedication to result in a forty-two-foot wide right-o£--way from the <br /> centerline of Linne Road to the property line shall be required across the frontage of <br /> APN 248-08-20, <br /> (Development Title Section 9-1150.5(b)) <br /> 5, The frontage improvements for Linne Road shall be constructed in conformance with the <br /> standards for one-half of an 84-foot right-of-way arterial road . The construction of the <br /> frontage improvements will be deferred, upon execution by the owner of a Deferred Frontage <br /> and Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their estimated construction costs prior to <br /> approval of the Parcel Map, (A$325.00 fee currently is required for processing per <br /> Development Title Table 9-240.2 in addition to a copy of the Grant Deed, legal descriptions of <br /> Parcel 1 and an estimate. The estimate and legal descriptions shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing on a form to be supplied by the Department of <br /> Public Works and submitted to the Department of Public Works for approval. As an option, the <br /> Department of Public Works will prepare the drawing with estimate for an additional fee of <br /> $140.00.) (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.2(d)(3)) <br /> 6. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> 7. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. <br /> (Subdivision Map Act Section 66411.1) <br /> 8. Drainage from Parcel one shall be retained on-site by a retention basin(l8-inch maximum depth) <br /> and shall be noticed by a statement on the Parcel Map. The volume of on-site drainage required <br /> shall be specified for each parcel on the Parcel Map. <br /> (Development Title Section 9-1135.9) <br /> 9, A deposit of $9000.00 per parcel shall be required for the construction of a future public <br /> water system. The deposit shall be held in an interest bearing trust fund and used to pian, <br /> design, and construct said water system. The owner of Parcel one shall be required to annex <br /> into the public water system when it becomes available. In addition, the owner shall be <br /> responsible for any cost above the deposit amount or shall receive a refund if cost are lower than <br /> estimated_ An agreement to this condition shall be executed prior to approval of the Parcel <br /> Map. (A $260.00 fee is required for processing per Development Title Table9-240.2. In <br /> addition a copy of the Grant Deed and Legal description for Parcel one is required.) <br /> (Development Title Section 9-1120.4) <br /> 10. When the Designated Remainder is developed Lindy Lane shall be improved to County <br /> Standards for a fifty-foot wide right-of-way Rural Road, with a cul-de-sac and a 20 foot snipe at <br /> the south west corner. <br /> BN: <br />
