The Department of <br /> Public Works (DPW) is the applicant for this application (PA-03-33). The second <br /> application is a Major Subdivision application to create 77 residential lots, a 1-acre <br /> parcel for the storm drainage system, a 5-acre parcel for the wastewater treatment <br /> facility and a 16 acre designated remainder. Linne Estates, LLC (LE) is the applicant for <br /> this application (PA-02-409). The project site has a General Plan designation of R/VL <br /> (Residential-Very Low Density) and is zoned R-VL (Residential-Very Low Density). <br /> Special Purpose Plan (PA-03-33) <br /> As required by Development Title Section 9-100.3(g), a Special Purpose Plan <br /> application has been submitted by DPW to establish a new public wastewater treatment <br /> facility, storm drainage system and to review roadway circulation, which will ultimately <br /> serve a 117.43-acre area. In addition, pursuant to Development Title Section 9-1150.3(c <br /> [5]), the Special Purpose Plan will permit lots 42, 43, & 44 to have access from Linne <br /> Road. There are five (5) existing single-family residences included in the Major <br /> Subdivision application that currently have access onto Linne Road within the project <br /> vicinity. <br /> The Special Purpose Plan covers the entire area on the west side of Chrisman Road <br /> between Bates Road and Linne Road, on the south side of the Union Pacific Railroad. <br /> The Plan also covers a 21-acre parcel located on the southwest corner of Bates Road <br /> and Chrisman Road, northeast of the residential portion of the subdivision. Because the <br /> Special Purpose Plan is a long-term plan, parcels that are not part of the Major <br /> Subdivision application are included in the Special Purpose Plan. <br /> Major Subdivision (PA-02-409) <br /> LE is proposing to subdivide 60.17 acres into 77 residential lots (5 lots already have <br /> single family residences), a 1-acre parcel for a storm drainage system, a 5-acre parcel <br /> for a wastewater treatment facility, and a 16-acre "designated remainder."
