GP-01-2 <br /> AND ZONE RECLASSIFICATION APPLICATION NO. ZR-01-7 OF LINNE ESTATES <br /> (FIFTH SUPERVISORIAL DISTRICT) <br /> IT IS RECOMMENDED: <br /> That the Board of Supervisors: <br /> 1. Approve the Negative Declaration; <br /> 2. Adopt a Motion of Intent to approve General Plan Amendment Application No. GP-01-2 <br /> based on the ability to make the required Basis for General Plan Amendment(Attachment <br /> "A");and <br /> 3. Adopt a Motion of Intent to approve Zone Reclassification Application No. ZR-01-7 based on <br /> the ability to make the required Bases for Zone Reclassification(Attachment"A"). <br /> BACKGROUND: <br /> On October 24, 2001,the project was brought before the Planning Commission as"Other Business"to <br /> determine whether or not to expand the General Plan Amendment/Zone Reclassification boundaries. The <br /> Commission determined that the boundaries proposed by the applicantwould be the best plan. <br /> The project includes 39.16 acres containing seven parcels,which are currently in orchard. The surrounding <br /> land uses include a residential subdivision(Castello Estates)to the north;agricultureto the south,agriculture <br /> and commercial to the east,and agriculture to the west. If the General Plan Amendment and Zone <br /> Reclassification are approved,the applicant will submit a Major Subdivision application to create <br /> approximately 70 residential lots on the project site. <br /> REASON FOR RECOMMENDATION: <br /> The Planning Commission heard this matter at its meeting of November 29, 2001. Dave Olmstead and Tod <br /> Arvin spoke in favor of the project. No one spoke in opposition. The Planning Commission voted 6-0 to refer <br /> this item to the Board of Supervisors with the above recommendation. This project is consistent with the <br /> General Plan and Board Order B-00-437,pertaining to the General Plan Review,adopted April 11, 2000. <br /> BOS LETTER PAGE 1 <br />
