MAJOR SUBDIVISION APPLICATION NO.PA-0200409 <br /> JJ OF LINNE ESTATES LLC(C/O DILLION& MURPHY). A Major <br /> Subdivision application to create a 77 lot residential subdivision with a 1.5-acre <br /> parcel for a storm retention pond,a 5.0-acre parcel for a sewage treatment <br /> facility and a 16.0-acre remainder. Located on the north side of West Linne <br /> Road,444 feet west of South Chrisman Road,Tracy(APN:248-080-14, 16, <br /> 17,20,22,33,34&248-090-09;Address: 7999 West Linne Road,Tracy). <br /> Jennifer Jolley, Associate Planner, Dave Olmstead,Linne Estates LLC.were present for this item. <br /> Ms.Jolley introduced the project. <br /> Mr.Olmstead made a statement indicating that he would like to hold the scheduled Planning Commission <br /> hearing date of November 7,2002 for this item. <br /> Ms.Jolley stated that the Department of Public Works is requiring a Traffic Study,and that the <br /> Community Development Department is unable to complete the Initial Study until the results of the <br /> Traffic Study have been reviewed by the Department of Public Works. <br /> Mr.Olmstead asked how the Traffic Study was coming along. <br /> Mr.Karam and Mr.Olmstead discussed the timing of the Traffic Study and Planning Commission hearing <br /> dates. Mr. Martin informed Mr. Olmstead that once the Traffic Study is completed and has been reviewed <br /> by the Department of Public Works then the Initial Study can be completed by the Community <br /> Development Department. After the Initial Study is completed it will be sent to the State Clearinghouse <br /> for a 30-day review period which is required. Mr. Karam told Mr.Olmstead that the earliest scheduled <br /> date for this item to be heard at the Planning Commission would have to be in the first week of December. <br /> Mr.Olmstead indicated that they would only be completing 18 houses a year and indicated that he doesn't <br /> believe that this project needs to meet CEQA requirements prior to the Public Hearing. <br /> Ms. Jolly reviewed the Community Development memo. <br /> Mr. Karam indicated that his staff had concerns about the sewage treatment plant. Mr.Karam also <br /> indicated that his Department has not received any Engineering calculations for the sewage treatment <br /> plant. <br />
