PA-0500831 AND ZONE <br /> RECLASSIFICATION NO. PA-0500832 OF IRVIN BENDER (C/O MEL <br /> ROUSH) (APN: 015-450-27; ADDRESS: 1026 MOKELUMNE STREET) <br /> Project Description: This project is a General Plan Map Amendment to change the <br /> General Plan designation of a 0.32 acre area that contains two parcels from Community <br /> Commercial (C/C) to Medium Density Residential (R/M) and a Zone Reclassification for <br /> the same 0.32 acre area to change the zoning from Community Commercial (C-C) to <br /> Medium Density Residential (R-M). The parcel is currently vacant. The parcels to the <br /> west contain single-family residences and have a General Plan designation of R/M and a <br /> zoning of R-M. The parcels to the north contain single-family residences and have a <br /> General Plan designation of C/C and a zoning of C-C. The parcels to the east and south <br /> contain residences, a post office, a restaurant, and other commercial buildings. Historic <br /> downtown Woodbridge is to the southeast. <br /> The project is located on the southeast corner of Mokelumne Street and Orange Street, <br /> in Woodbridge. <br /> General Plan Water Policy <br /> General Plan Water Supply Policy No. 7 states that any General Plan Amendment <br /> approved by the County shall not result in an increased demand upon the water supply <br /> available to San Joaquin County as of April 1, 1991. (Vol. I, pg. IV-108) <br /> Board Resolution No. R-91-973 requires that documentation adequate to enable the <br /> Department of Public Works to determine conformance with this policy shall be provided. <br /> Dillon & Murphy turned in a Water Balance Analysis as part of the General Plan Map <br /> Amendment application. <br /> I <br />
