i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings, parking, driveways, walkways, approved <br /> outdoor storage areas, or other permanent facilities shall be landscaped. <br /> (Development Title Section 9-1020.7) <br /> (2) Areas of the property which are not part of the project shall be barricaded from <br /> traffic and kept mowed and dust free. <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent (5%) of landscaping within the perimeter of the parking area, not <br /> including landscaping along the street frontage. A minimum of six (6) trees shall <br /> be planted, evenly spaced throughout the parking lot. <br /> (4) SCREENING: Screening shall be provided and comply with the following: <br /> (5) All storage materials and related activities, including storage areas for trash, <br /> shall be screened so as not to be visible from adjacent properties and public <br /> rights-of-way. Screening shall be six (6) to seven (7) feet in height. Outside <br /> storage is not permitted in front yards, street side yards, or in front of main <br /> buildings. (Development Title Section 1022.4[d][21) <br /> j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development <br /> Title and be included on the Site Plan. All portions of any sign shall be set back a <br /> minimum of five (5) feet from any future right-of-way line, including any corner cut- <br /> off(snipe). (Development Title Section 9-1710.2[g]) <br /> k. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and <br /> San Joaquin County Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to the Building Inspection <br /> Division: <br /> (1) Provide restrooms conforming with all disabled access requirements (C.C.R., <br /> Title 24). <br /> (2) A grading plan shall be submitted and approved and a grading permit issued by <br /> the Building Inspection Division prior to performing any excavation or filling of <br /> earth material: <br /> (3) A grading plan shall contain the information listed in the U.B.C., Appendix, <br /> Chapter 70, Section 7006(1). <br /> (4) The grading plan shall include complete drainage details and elevations of the <br /> adjacent parcels. Retaining wall details shall be submitted where applicable. <br /> 5 <br />
