Easements affecting certain lots for utility, drainage, <br /> pipeline and other purposes. These easements 'as they affect individual lots may be <br /> determined by an examination of recorded subdivision map and title report covering <br /> this tract. <br /> ZONING: Property is to be sold for residential purposes. <br /> RESTRICTIONS: Restrictions, recorded in Book 2959, Page 485, July 1, 1965, Official <br /> Records of the San Joaquin County Recorder, affecting the development, among other <br /> restrictions or limitations on use, contains the following provisions: <br /> No building shall be erected, placed or altered on any lot until the <br /> construction plans and specifications and a plan showing the location of the <br /> construction have been approved by the Architectural Control Committee. <br /> INSTALLMENT SALES CONTRACTS; The subdivider in his application for this report <br /> states that no sales are to be made on installment sales contracts. <br /> PURCHASE MONEY HANDLING WILL BE AS FOLLOWS: All funds received from each purchaser <br /> will be -Impounded in a neutral escrow depository until a release is obtained from <br /> any blanket encumbrance applying to the subdivision and the legal title is delivered <br /> to the purchaser. (Refer Section 11013.2(a) of the Business & Professions Code.) <br /> NOTE: A blanket encumbrance is one which affects more than one parcel of <br /> subdivided land; it can concern money or matters of agreement. <br /> FILLED GROUND: The subdivider in his application for this report states that no <br /> lots are to contain filled ground. <br /> WATER; There is no regular water service to this tract. Purchasers will be required <br /> to obtain water from private sources at their own expense. A well driller states <br /> that water cniditions on the tract are good to excellent. He estimates the cost of <br /> drilling a 6' inch well to a depth of 100 feet and casing 80feet to be $240.00 and <br /> the cost of 12 H.P. pump and equipment to be approximately $348.00. There is no <br /> guarantee of the quality or quantity or availability of water on each lot or parcel : <br /> The State plater Code requires every person who digs, bores, or drills a water <br /> well to file with the appropriate Regional Water Pollution Control Board, a report <br /> of the well, within 30 days after it has been completed.
