For purposes of discussion at this point, draft Conditions of Approval have been developed as <br /> follows: <br /> Major Subdivision Application No. SU-98-1 was approved by the San Joaquin County Planning <br /> Commission on . The effective date of approval is . This tentative map <br /> approval will expire on , which is three years from the date of approval, unless (1) all <br /> Conditions of Approval have been complied with and (2) a Final Map has been filed with and <br /> accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> complied with prior to approval of the Final Map. Those Conditions followed by a Section <br /> Number have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Tom Gau, 468-2344) <br /> a. FINAL MAP: The Final Map shall conform to the Tentative Map dated February 18, <br /> 1998. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to <br /> this map: <br /> 1. All parcels shall have a minimum lot width of 60 feet, measured at the front <br /> yard setback line. (Development Title Section 9-310.4) <br /> 2. Lots shall have a minimum lot area of 8,000 square feet as required by the <br /> General Plan for the urban community of Lockeford. <br /> 3. Depth to width ratio shall not exceed 3:1. <br /> c. TREE PRESERVATION: Future development on the lots shall be consistent with <br /> the requirements of the County's Tree Preservation Ordinance. (Development Title <br /> Section 9-1505). <br /> d. STREET TREES: Street trees are required as specified in Section 9-1020.4 of the <br /> Development Title. <br /> 1. SPACING: Trees shall be spaced at a maximum of 60-foot intervals or a <br /> minimum of one (1) tree per lot, which ever is greater. <br /> 2. CORNER LOTS: For corner lots street trees shall require on both street <br /> frontages. The street trees can not interfere with site distance and setbacks. <br /> 3. SIZE: Trees shall be five (5) gallons in size. <br /> 4. LOCATION: Trees shall be located such that at fifteen (15) years of age the <br /> crown will not encroach the side property lines. <br /> 5. LOCATION FROM DRIVEWAYS: Trees shall be located at a minimum of <br /> ten (10) feet from driveways. <br /> 6. LOCATION FROM RIGHTS-OF-WAY: Trees shall be located at a minimum <br /> of four (4) and at a maximum of ten (10) feet outside of the road right-of- <br /> way. <br />
