ITEM NO. 8 <br /> SUBDIVISION CONDITIONS <br /> RURAL, SUBDIVISION <br /> 1) All improvements shall be in conformance with the requirement; <br /> of. the County of San Joaquin. <br /> 2) Easements for utilities shall be required for all public utilitLua. <br /> The provisions of Article XIIA of Ordinance 592, as amended, shyali. <br /> apply. A 5 foot wide public utilities easement shall be provided <br /> all streets in the development. <br /> 3) Plans for all improvements shall be approved by San Joaquin <br /> County Department of Public Works prior to consideration of the <br /> Final map. <br /> 4) Drainage shall comply with standards and requirements of the <br /> Department of Public Works prior to consideration of the Final Map. <br /> Drainage within the subdivision shall be contained on one lot. <br /> 5) Water system or methods shall conform to the requirements of the <br /> Local Health District, the DepartmLnt ,g c Works and the San <br /> Joaquin County Ordinance 1862 . Ad water system with two <br /> wells shall be shown on the map. A*6 /�•. 67 AL �,t� do, <br /> 6) Sewage disposal system shall be connected to the City of Stockton. <br /> 7) The minimum net lot area shall be one-half acre. <br /> 8) A Preliminary Soil Report as prescribed in Section 5.165 of <br /> Ordinance 892 , as amended, shall be required. <br /> Ole 9) Full street improvements in compliance with Ordinance 672 shall be <br /> provided within the subdivision, and Arch Road and 99 Frontage Road <br /> shall be fully improved in compliance with County standards. Army Corps Flood Hazard Report. <br /> 11) Storm drainage, water system and lighting shall be mr.linta ned, operated <br /> and improved as necessary by a County Service Area. The Colanty Service <br /> Area shall be formed prior to the consideration of the Final 14ap. <br /> 12) An adequate water supply for fire protection with fire hydrants and <br /> connections shall be installed in conformance with the requirements <br /> of the County Fire Warden and Montezuma Rural Fire District. <br /> 13) Access to Arch Road and 99 Frontage Road shall be restricted. All <br /> lots shall front on streets within the subdivision. <br /> 14) Highway Service Designation on the General Plan within the subdivision <br /> shall be amended prior to any lots within that area being developed. <br /> 15) The existing private right of way serving property to the north shall <br /> be shown on the Final Map. <br />
