1. The undersigned is the Tenants("Tenants")under that certain Land and <br /> Building Lease dated JUNE 1st , 2021 with Harndi Alzghoul, PRESIDENT of COAST TO <br /> COAST PROPERTY HOLDING LLC as Landlord, (the Lease), covering the property described <br /> therein (collectively the "Demised Property"), a true and correct copy of which (together with all <br /> amendments thereof)is attached hereto as Exhibit A. <br /> 2. The Lease constitutes the only agreement, promise, understanding or <br /> commitment (either written or oral) Tenants has with respect to the Demised Property and any right of <br /> occupancy or use thereof. <br /> 3. The Lease is in full force and effect and has not been assigned, subleased, <br /> supplemented,modified or amended, in whole or in part,except as follows: <br /> 4. Tenants have not given Landlord any notice of termination under the Lease. <br /> 5. Tenants took possession of the Demised Property on or about JUNE 151 ,2021 <br /> and commenced paying rent on or about JUNE 1St , 2021. Tenants presently occupy the Demised <br /> Property, are open for business and operating at all of the Demised Property, and are paying rent on a <br /> current basis.No rent has been paid by Tenants in advance except for the monthly rental that <br /> becomes due on and no deposits,including security deposits and <br /> prepayments of rent,have been made in connection with the Lease not referenced in the Lease. Tenants <br /> agree not to pay rent more than one(1)month in advance unless otherwise specified in the Lease. <br /> 6. The monthly base rental is the sum of Dollars <br /> (� . Landlord has not agreed to reimburse Tenants for or to pay Tenants' rent <br /> obligation under any other lease <br /> 7. The Lease term commenced on , expires on <br /> and there are no options to renew except: <br /> 8. Tenants are not in default of any of their obligations under the Lease, nor have <br /> there occurred any events that with the passage of time or giving of notice or both, will result in any such <br /> default. To the best knowledge of Tenants, there are no defaults under the Lease by Landlord, nor have <br /> any events occurred that with the passage of time or giving of notice or both, will result in any such <br /> default. To the best of Tenants' knowledge and belief,Tenants do not presently have(nor with the <br /> AA <br />
