FINDINGS FOR ADMINISTRATIVE USE PERMIT <br /> PA-2200136 <br /> HWY 88 SELF-STORAGE, LLC 1 DIEDE CONSTRUCTION <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, any <br /> applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan adopted <br /> by the County. <br /> 41 This finding can be made because the Personal Storage and Equipment Sales and Repair <br /> Leisure Storage use types may be conditionally permitted in the C-G (General Commercial) <br /> zone with an approved Site Approval application. The C-G zone implements the General <br /> Plan's CIG (General Commercial) designation. The subject parcel has a CIG General Plan <br /> designation and is zoned C-G. Therefore, the uses are consistent with the goals, policies, <br /> standards, and maps of the General Plan. There are no Master Plans,Specific Plans, and/or <br /> Special Purpose Plans in the project vicinity. <br /> 2_ Adequate utilities, roadway improvements, sanitaticn, water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways_ <br /> • This finding can be made because the 6.44-acre parcel is of adequate size and shape to <br /> accommodate the off-premises sign, and the personal storage facility.The site plan shows <br /> that there is sufficient area for the project improvements, in compliance with Standards of <br /> the Development Title. <br /> 3_ The site is physically suitable for the type of development and for the intensity of development. <br /> This finding can be made because the parcel is of adequate size and shape to accommodate <br /> the proposed use and the requirements of the Development Title. The site plan shows that <br /> there is sufficient area for the project improvements, in compliance with Standards of the <br /> Development Title. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare or be <br /> injurious to the property or improvements of adjacent properties. <br /> • This finding can be made because the Initial Study prepared for this project found no <br /> potentially significant environmental impacts. <br /> 5. The use is compatible with adjoining land uses. <br /> • This finding can be made because the proposed uses will not interfere with nor alter the <br /> current land uses on adjacent properties. Surrounding properties are mainly commercial, <br /> residential, and agricultural with scattered residences. The nearest residence is on the <br /> adjacent parcel to the west and is 500 feet southwest of the project site.
