KRESS / DILLON & MURPHY <br /> Minor Subdivision Application No . PA-2200146 was approved by the Community Development <br /> Department on September 27 , 2022 . The effective date of approval is October 7 , 2022 . This tentative <br /> map approval will expire on October 6 , 2025 , which is three ( 3) years from the effective date of approval , <br /> unless ( 1 ) all Conditions of Approval have been complied with and ( 2) a Certificate of Compliance has <br /> been filed with and accepted by the County Surveyor . <br /> Unless otherwise specified , all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to approval of the Certificate of Compliance . Those Conditions followed by a Section Number <br /> have been identified as ordinance requirements pertinent to this application . COMMUNITY DEVELOPMENT DEPARTMENT ( Contact : Community Development Department , <br /> [209] 468 - 3121 ) <br /> a . CERTIFICATE OF COMPLIANCE : A Certificate of Compliance is required for all parcels . The property <br /> descriptions submitted with the Certificate of Compliance application shall substantially conform with <br /> the approved revised tentative map dated September 8 , 2022 . A fee is required to process the <br /> Certificate of Compliance application . ( Development Title Section 9 - 890 . 4) <br /> b . RIGHT TO FARM : Pursuant to San Joaquin County Code Section 6 - 9004 ( b) , the following note shall <br /> be placed on the Parcel Map and recorded as a separate instrument : <br /> All persons purchasing parcels within the boundaries of this approved map should be <br /> prepared to accept the inconveniences or discomforts associated with agricultural operations <br /> or activities , such as noise , odors , insects , dust or fumes . San Joaquin County has <br /> determined that such inconveniencies or discomforts shall not be considered to be a <br /> nuisance . <br /> c . LOT SIZE AND WIDTH : The following lot size and width regulations shall apply to this map : <br /> 1 . All parcels shall have a minimum lot width of 330 feet , measured at such distance back from the <br /> front lot line as is required for the depth of the front yard . ( Development Title Section 9 - 610 . 4) <br /> 2 . All parcels shall have a minimum lot area of 40 acres . ( Development Title Section 9 - 610 . 2 ) <br /> d . ACCESS : The following access requirements apply and shall be shown on the Parcel Map : <br /> 1 . A proposed 25 - foot wide private easement for access to Parcel 2 , along Parcel 1 , and for access <br /> to Parcel 3 , along Parcels 1 and 2 , shall be shown on the Parcel Map .
