CONDITIONS OF APPROVAL <br /> PA -2300007 <br /> WAJDY SHARMOUG / ZIGGY ' S INC . <br /> Deviation No . PA -2300007 was approved by the Community Development Department on January 23 , <br /> 2023 . The effective date of approval is February 2 , 2023 . This approval will expire on February 2 , 20269 <br /> which is 3 years from the effective date of approval , unless ( 1 ) all Conditions of Approval have been <br /> complied with , ( 2 ) all necessary building permits have been issued and remain in force , and ( 3 ) all <br /> necessary permits from other agencies have been issued and remain in force . <br /> Unless otherwise specified , all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits . Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application . Ordinance requirements cannot be modified , and other ordinance requirements may <br /> apply . <br /> 1 . COMMUNITY DEVELOPMENT DEPARTMENT ( Contact : Community Development Department , <br /> [ 209 ] 468 - 3121 ) <br /> a . ZONING COMPLIANCE REVIEW : File a Zoning Compliance Review application ( formerly a Site <br /> Improvement Plan application ) with the specified information and materials . The site plan required as <br /> part of the application must be prepared by a registered civil or licensed architect . This site plan must <br /> show drainage , driveway access details including gates , on -site parking , landscaping , signs , existing <br /> and proposed utility services , and grading . A fee is required for the Zoning Compliance Review . <br /> ( Development Title Chapter 9 - 802 . 020 ) <br /> b . MINIMUM SETBACKS : The following setbacks apply to this property : <br /> 1 . All front and street sides of the property shall have a minimum setback of 20 feet , as measured <br /> from the front and street side property lines . ( Development Title Table 9 -201 . 030 ) <br /> 2 . The west side of the property shall have a minimum setback of 20 feet , as measured from the <br /> west side property line .
