Soil Suitability /Nitrate Loading Study Irerracon <br />JPM m Lathrop, California <br />May 24, 2022 ip Terracon Project No. NA227026 <br />SOIL SUITABILITY/ NITRATE LOADING STUDY <br />JPM <br />1410 FREWERT ROAD (APN 191-270-21) <br />LATHROP, SAN JOAQUIN COUNTY, CALIFORNIA <br />TERRACON PROJECT NO: NA227026 <br />Our office was contacted by Ms. Clare Simpson to conduct a Soil Suitability/Nitrate Loading Study <br />(SSNLS) for the property located at 1410 Frewert Road, Lathrop, California, San Joaquin County <br />(SJC). The formatting of this report has been designed to follow, to the greatest degree possible, <br />San Joaquin County, Environmental Health Department (EHD) Soil Suitability Study <br />Requirements Checklist, dated September 25, 2007 and Nitrate Loading Study Requirements <br />Checklist, dated July 14, 2003. <br />1.0 SOIL SUITABILITY STUDY <br />1.1 Introduction and Development <br />The Soil Suitability Study (SSS) was conducted to determine whether site soils are suitable for <br />septic system usage. The study was performed according to the requirements of Section 9- <br />110.05.2(d) of the San Joaquin County Development code. A major element of the field work <br />included conducting percolation tests that meet absorption rates as specified by EHD. A review <br />of published soil information, geologic maps, and groundwater information was also performed. <br />1.1.1 Site Description <br />The site is an approximately 92.39 -acre tract of agricultural land located in 1410 Frewert Road, <br />Lathrop, San Joaquin County, California. The site is currently developed with vacant and/or <br />agricultural grazing land, a pond, a single-family residence, two mobile homes/trailers, multiple <br />farm/rural structures, two septic systems, and a groundwater well. <br />According to the San Joaquin County District Viewer the site is zoned General Agriculture (AG - <br />40). Based on a review of the San Joaquin County Community Development Department website, <br />the AG -40 zoning designation is established to preserve agricultural lands for the continuation of <br />commercial agriculture enterprises. <br />According to the United States Geological Survey (USGS) Lathrop (1/1/1996) California <br />Quadrangle, the elevation of the site is between approximately 10 feet above mean sea level with <br />a topographic gradient generally sloping towards the west. <br />1.1.2 Proposed Development <br />Based on a review of Site Plan & Typical Building drawing dated January 20, 2022 prepared by <br />Vizcarra Architect, the site is proposed to be developed with a cannabis facility.
