INTRODUCTION
1.0 INTRODUCTION AND PROPOSED DEVELOPMENT
1.1 Description of Site: The project consists of two parcels totaling 572.8 acres. It is comprised
of seven Assessor's Numbers. The project is in a agricultural area with a property zoning of AG-80.
The addresses are 7007, 7111, 7313, 7327, 7338, 7451, and 7463 W. March Lane, Stockton,
California. The property Assessor's Parcel Numbers are 071-140-01, 02, 07, 08, 09, 10, and 11.
Description of proposed development: The purpose of this project is to create six parcels from
the existing 572.8 acre parcels.
1.2 Parcel vicinity location map: (See Appendix).
1.3 Site map: (See Appendix).
2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE
2.1 Discussion of Past, Present uses at the site to assess potential problems: The present
owners, Francesca Muzio DeMello,Anna L. Solari, and Rita Busalacchi, have owned this property
for well over 20 years. The past and present uses of the property have been for agricultural
purposes. There is an existing home.
3.0 CHEMICAL AND PHYSCAL PROPERTIES OF SOIL
3.1 Description of existing chemical and physical properties of soil: For a description of the
chemical and physical properties of the soils underlying the site, refer to Section 5 of the Soil
Suitability report prepared by Dillon& Murphy attached in the Appendix.
3.2 Description of the mass transport properties of the soils underlying the site with respect
to the nitrate and/or any other constituent of concern identified for the project site: The
percolation test holes prepared by Dillon& Murphy encountered groundwater at a depth of
approximately 2.5 feet. Due to the shallow depth of groundwater throughout the project site, the
results of the percolation test would be inconclusive.
The soil in this area is classified as Kingile Muck, Rindge Muck, Ryde Silty Clay loam, and
Valdez Silt loam as stated in the Soil Survey of San Joaquin County, as provided by the United
States Department of Agriculture, Soil Conservation Service.
4.0 GROUNDWATER ANALYSIS
4.1 Description of the depth to groundwater, seasonal fluctuations of groundwater depth,
directional flow and gradient: Description of depth to groundwater, seasonal fluctuations of
groundwater, directional flow and gradient are referred to in Section 4 of the Soil Suitability
Report prepared by Dillon& Murphy that is attached in the Appendix.
1
