FINDINGS FOR SITE APPROVAL <br /> PA -2200202 <br /> AMRITPAL SINGH & SURINDER TIWANA I ALEX GARDUNO <br /> FINDINGS FOR SITE APPROVAL <br /> 1 . The proposed use is consistent with the goals , policies , standards , and maps of the General <br /> Plan , any applicable Master Plan , Specific Plan , and Special Purpose Plan , and any other <br /> applicable plan adopted by the County . <br /> • This finding can be made because the proposed monopole illuminated sign is <br /> located in the C - FS ( Commercial Freeway Service ) and may be conditionally <br /> permitted in the C - FS zoning designation with an approved Site Approval <br /> application . The project site also has a General Plan designation of C / FS <br /> ( Commercial Freeway Service ) . The proposed illuminated sign is consistent <br /> with the goals , policies , standards , and maps of the General Plan , and there <br /> are no Master Plans or Special Purpose Plan applicable to this site . <br /> 2 . Adequate utilities , roadway improvements , sanitation , water supply , drainage , and other <br /> necessary facilities have been provided , and the proposed improvements are properly <br /> related to existing and proposed roadways . <br /> • This finding can be made because there are no new utility or roadway improvements <br /> required . The illuminated sign is an unmanned facility and will not impact existing <br /> public utilities . This project will not require the use of a public water or a sewer system , <br /> and all storm water will be retained on site . Additionally , the Public Works Department <br /> will require an encroachment permit for all work done in the right - of-way . <br /> 3 . The site is physically suitable for the type of development and for the intensity of <br /> development . <br /> • This finding can be made because the . 48 -acre parcel is of adequate size and <br /> shape to accommodate the proposed use , building coverage , setbacks , and <br /> other requirements of the Development Title . The parcel can accommodate <br /> the 54 -foot-tall illuminated sign . <br /> 4 . Issuance of the permit will not be significantly detrimental to the public health , safety , or <br /> welfare or be injurious to the property or improvements of adjacent properties . <br /> • This finding can be made because the proposed sign is a minor structure <br /> accessory to an existing commercial facility . This type of project falls into a <br /> category that is exempt from CEQA as it has been determined it will not have <br /> a significant effect on the environment and , therefore , is not expected to <br /> impact public health , safety , or welfare , or be injurious to the property or <br /> improvements of adjacent properties . <br /> 5 . The use is compatible with adjoining land uses . <br /> • This finding can be made because the proposed use may be conditionally permitted <br /> in the C - FS ( Commercial Freeway Service ) zoning designation with an approved <br /> PA- 2200202 — Findings 1 <br />
