2.1 Zoning <br />The San Joaquin County District Viewer (simap.org) states that the Site is zoned <br />AG -40, General Agriculture with a minimum parcel size of 40 acres. The San <br />Joaquin County Community Development Department states that this zoning <br />designation "is established to preserve agricultural lands for the continuation of <br />commercial agriculture enterprises." <br />2.2 Proposed Development <br />A minor subdivision is proposed to separate the Site into three new numbered <br />parcels and a designated remainder. <br />2.3 Topography <br />A recent U.S. Geological Survey 7.5 -minute topographic map was obtained from <br />the San Joaquin County District Viewer. In the map, the Site is depicted at <br />approximately 50 feet above mean sea level. The land is relatively flat. Two <br />structures are depicted on the west side of the Site. This map is included as <br />Plate 4. <br />3.0 HISTORICAL RESEARCH <br />3.1 Aerial Photographs <br />Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br />County Surveyor's Office in Stockton, California. The available photographs <br />were dated 1937, 1940, 1952, 1963, and 1975. Six additional photographs, <br />dated 1993, 2004, 2008, 2010, 2016, and 2018 were obtained from Google <br />Earth. <br />In the 1937 photo, the Site consists of a number of smaller fields; most appear to <br />be irrigated pasture or orchard. An irrigation canal crosses the Site. Two or <br />more structures and a small landscaped area can be seen south of the canal on <br />the west side of the Site, and a large barn can be seen just to the north of the <br />canal. The adjacent land to the north appears to be vineyard. To the west is an <br />irrigation canal, followed by three building clusters, vineyard, and pasture. To the <br />south is a building cluster and crop or pasture land. To the east are orchards <br />and pasture land. <br />In the 1952 photo, the majority of the Site has been planted with orchard. An <br />area at the north has been planted with vineyard, and an area at the south <br />appears to be open land or pasture. It appears that some earthmoving activity <br />has taken place near the southwest corner of the Site. Some adjacent properties <br />LOGE 2232 2 <br />
