(VOCs, SVOCs, Metals)
• Information source: Sanborn 1972.
• Located at 418 Aurora St S.
• The Subject Property has been used as an automotive
repair facility for over 50 years with violations for improper
material storage in 2019. In addition, the Subject Property
is currently used for storage of vehicles and tires. These
conditions are considered RECs.
11 15128003
1021 / 1025 E Hazelton Avenue
Stockton, CA 95205 Soil None Suspected Soil
Current - Auto repair, Gasoline Service Station, Paint Shop (BTEX
& TPH)
Historical - Former LUSTs, Paint shop (TPH, SVOCs, VOCs)
• The northwestern portion of Subject Property 11 was
equipped with USTs with a total capacity of 13,000 gallons
which were likely filled by tanker cars from the adjoining
railroad tracks to the west.
• In 2018, a Phase II ESA was conducted and located the
tank holds of the former tanks in the northwestern portion of
the Subject Property. Total petroleum hydrocarbons (TPH)-
diesel was detected at a concentration of 8,700 milligrams
per kilogram (mg/Kg) in the soil boring drilled at the location
of the former tanks. The Phase II ESA stated that the soil
impacts appear limited in extent and will continue to
biodegrade over time. The known presence of TPH-diesel
is a REC.
• A gas and service station was located at the southern
portion of the Subject Property, suggesting the presence of
another UST. The potential presence of a UST in the
southern portion of the Subject Property is also a REC.
12 15128004
501 S Union Street
Stockton, CA 95205 None None Soil
Current - Vacant lot
Historical - Rail loading (TPH)
Current Phase 1 did not identify any RECs CRECs or HRECs for
this Subject Property
Historical Phase 1 and Phase II performed in 2018
indicated limited impact to soil.
13 15128036
1022 E Hazelton Avenue
Stockton, CA 95205 Soil None Suspected Soil
Current - Vacant lot
Historical - The 1917, 1950 and 1972 Sanborn maps show three
fuel tanks in-ground under a platform with a total capacity of
16,000 gallons. There are no records of the removal or
remediation associated with these fuel tanks. The likely presence
of hydrocarbons in soil and/or groundwater from the documented
fuel tanks is a REC.
Historical - Adjacent Project Site 14 contained Former
LUSTs (TPH).
