Soil Suitability and Nitrate Loading Study <br />AZEVEDO PROPERTY - ESCALON <br />16402 Escalon Bellota Road, Escalon, California <br />1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br />AdvancedGeo, Inc. (AGI) has prepared this Soil Suitability and Nitrate Loading Study <br />(Study) for the property located at 16402 Escalon Bellota Road, Escalon, California (site <br />or subject property). The purpose of this Study is to determine the potential impact from <br />nitrate loading and the suitability of the subsurface for an onsite wastewater treatment <br />system (OWTS) due to the proposed development of a modular home and septic system <br />at the site and the future use of the property. The study was performed in accordance <br />with the requirements of Section 9-1105.2(d) of the San Joaquin County Community <br />Development Department (SJCCDD). The scope of work included shallow and deep soil <br />percolation tests, groundwater sampling of the onsite domestic water well, review of <br />published soil and groundwater information, local septic use and permit research and <br />estimated nitrate impact to soil and groundwater at the site. The site and surrounding <br />area are illustrated in Figure 1. A site plan depicting structures, the percolation test hole <br />location, and the planned locations of the proposed residence and septic system are <br />illustrated in Figure 2. <br />1.1. DESCRIPTION OF SITE <br />The location of the site, surrounding properties and general setting is illustrated on the <br />Escalon topographic map (7.5 Minute United States Geological Survey (USGS) <br />Topographic Series, California). The site is located in the southwest portion of Section 28, <br />Township 1 South, Range 9 East, Mount Diablo Base and Meridian (Figure 1). <br />The map shows the property located at an elevation of approximately 120 feet above <br />mean sea level in an area of low topographic relief. The regional slope of the area is <br />relatively gentle and dips toward the west-southwest. The property is located on the east <br />side of Escalon Bellota Road, approximately 1,000 feet south of the intersection of <br />Escalon Bellota Road and Magnolia Avenue, Escalon, California. The site consists of a <br />0.979 -acre parcel identified as San Joaquin County Assessor Parcel Number (APN) <br />229-080-280-000. The current land use type of the property is single-family residential, <br />and the current zoning is Limited Agricultural (AL -10). The existing structures on the site <br />include: an approximately 1,235 -square foot dwelling with garage; an approximately <br />1,000 -square foot shop building; and a domestic water well. The property is provided <br />potable water from the existing domestic water well located in the western portion of the <br />site, to the south of the existing residence (Appendix A, Figure 2). <br />1.2. DESCRIPTION OF PROPOSED DEVELOPMENT <br />The proposed development will include the addition of an approximately 500 -square foot, <br />two-bedroom modular home and a septic system.
