SOIL SUITABILITY STUDY <br />Introduction <br />Live Oak Geo Environmental, Inc. (Live Oak) was contracted by Eileen Kuil to conduct a <br />Soil Suitability Study and Nitrate Loading Study for the property located at 22770, <br />22844, and 23050 South Frederick Avenue, Ripon, California (Plate 1). <br />The Soil Suitability Study and Nitrate Loading Study are combined under this report <br />cover and presented as two sections of this report. The formatting of the report has <br />been designed to follow the recommendations of the San Joaquin County <br />Environmental Health Department as described in its Soil Suitability Study <br />Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br />The Soil Suitability Study was conducted to determine whether the soils are suitable for <br />use with a septic system. The study was performed in accordance with the <br />requirements of Section 9-1105.2(d) of the San Joaquin County Development code. <br />Proposed Development <br />According to the San Joaquin County Community Development Department, the <br />proposed project is a "Lot Line Adjustment and Minor Subdivision ... to result in 3 <br />parcels and a Designated Remainder. Parcel 1 to contain a 5 -acre homesite parcel. <br />Parcel 2 to contain 10 acres. Parcel 3 to contain 2.14 acres. The Designated <br />Remainder to contain 52.81 acres. All parcels will have access from Frederick Ave. All <br />parcels will utilize onsite systems for well, septic, and natural drainage." The tentative <br />parcel map is presented in Plate 2 of this report. <br />Site Description_ <br />The Site is defined as Assessor's Parcel Numbers (APN) 228-130-27, -28, and -29, <br />approximately 70 acres in size. It is located at 22770, 22844, and 23050 South <br />Frederick Avenue, Ripon, California. <br />The Site is currently walnut and almond orchard with three house and several shops <br />and outbuildings. Two domestic wells supply water to the houses; two irrigation wells <br />are also present (Plates 3 and 4). <br />The elevation of the Site, according to a United States Geological Survey topographic <br />map, is approximately 50 feet above mean sea level. The Site is relatively flat (Plate 5). <br />According to the San Joaquin County District Viewer (sjmap.org), the Site is zoned AG - <br />40, General Agriculture with a minimum parcel size of 40 acres.
