For a change to the Zoning Maps , that the subject property is suitable for the <br /> uses permitted in the proposed zone in terms of access , size of parcel , <br /> relationship to similar or related uses , and other relevant considerations , and <br /> that the proposed change of zone is not detrimental to the use of adjacent <br /> properties . <br /> This finding can be made because the proposed Zone Reclassification is reasonable and <br /> beneficial at this time because there is a great need to provide additional locations for <br /> truck parking, storage , due to the demand generated by the increase in trucking <br /> operations in San Joaquin County. The I- W ( Warehouse Industrial Zone) is specific to <br /> industrial type uses . The site is adjacent to zoning of parcels with similar uses and is one . <br /> half mile from State Route 99 Highway interchange and easily accessible for truck <br /> transportation land uses and will also provide additional opportunities for businesses in <br /> San Joaquin County. Also , both project sites meet the minimum lot area requirement of <br /> 2 . 0 acres for parcels proposed for development in the 1- W zone . The development of the <br /> property for the proposed truck parking is not detrimental to the use of adjacent properties . <br /> 3 <br />
