Buyer and its agents, employees, consultants and representatives, <br />including, without limitation, Buyer's engineers and contractors (collectively, "Bayer's <br />Representatives"), shall have the right to enter upon the Property at all limes during the pendency <br />of this Agreement in order to make, at Buyer's sole expense, such investigations and studies, <br />including, without limitation, (i) any environmental testing, including, without limitation, air <br />sampling, soil testing,_geoteehr�ical testing, subsurface or ground�rvater tests and customary testing <br />far asl;�cstos,• lead pant, and radon, as Buyer deems necessary ar advisable, in Buyer's sole and <br />a�asolute discrotian; (ii) an ALTA survey;. and iii) any and ati structural, physical condition, <br />engineering and roof reports, as Buyer deems necessary or advisable, in Fjuyer's sole and absolute <br />discretion, .�l,ll of Buyer's investigatians shall be conducted during the normal business hours of <br />5.00 a.m. to 5:04 p.rn. weekdflys at the Property, unless Seller otherwise approves or stipulates, <br />which approval may be given ar w2thheld in Seller's reasonable discretion.
