September 29, 2022 <br />DESCRIPTION OF AREA TO BE ADDED TO THE MOKELUMNE ACRES <br />MAINTENANCE DISTRICT TAX ROLL (CRYSTAL ENTERPRISES, LP PROPERTY) <br />A portion of the Northeast Quarter of Section 34, Township 4 North, Range 6 East, <br />Mount Diablo Base and Meridian, more particularly described as follows: <br />Commencing at the intersection of the centerline of Lilac Street (60 -foot wide) and the <br />centerline of Augusta Street (60 -foot wide), as shown upon that certain Parcel Map filed <br />for record June 16, 2006, in Book 24 of Parcel Maps, at Page 10, San Joaquin County <br />Records; thence along said centerline of Augusta Street North 80044'27" West, 370.00 <br />feet; thence North 09015'30" East, 30.00 feet to a point on the north right-of-way line of <br />said Augusta Street, said point being on the boundary of the Mokelumne Acres <br />Maintenance District and being the TRUE POINT OF BEGINNING; thence along said <br />Maintenance District boundary the following three (3) courses: (1) North 09015'30" East, <br />180.08 feet, (2) South 80044'12" East, 160.00 feet and (3) North 09015'30" East, 180.07 <br />feet to a point on the south right-of-way line of Mokelumne Street (60 -foot wide); (4) <br />thence along said south right-of-way line South 80044'00"East, 150.00 feet; (5) thence <br />along a corner cut-off from last said right-of-way line South 35044'15" East, 42.43 feet to <br />a point on the west right-of-way line of said Lilac Street; (6) thence along said west <br />right-of-way line South 09015'30" West, 300.12 feet; (7) thence along a corner cut-off <br />from last said right-of-way line South 54°15'32" West, 42.43 feet to a point on the north <br />right-of-way line of said Augusta Street; (8) thence along said north right-of-way line <br />North 80°44'27" West, 310.00 feet to the POINT OF BEGINNING. <br />Containing 2.13 acres, more or less. <br />APPROVED AS TO DESCRIPTION: <br />County Surveyor <br />* LICENSE <br />No, 8657 �, <br />By: _ <br />oew GpL,F <br />ES E.
