Greatness grows here. <br /> q�lFOR�\ 7 <br /> PROJECT LOCATION: The project site is located in Mountain House Specific Plan area II, in the undeveloped <br /> Neighborhood K,just north of developing Neighborhood J, along Central Valley Pkwy. at the future Stockyard Intersection, <br /> Mountain House. (APN/Address: 258-040-01 /No address assigned to parcel)(Supervisorial District: 5) <br /> ENVIRONMENTAL DETERMINATION: Fire Station 2 at the current location has been discussed by the original Master EIR, <br /> the Specific Plan II Initial Study and the 2019 Initial Study and Mitigated Negative Declaration for Neighborhood J and K <br /> Amendments. The Specific Plan II Initial Study concluded that"With the amendment to the Master Plan regarding fire service <br /> standards, no significant impacts on fire protection services not addressed in the 1994 MEIR have been identified, and no <br /> additional mitigation measures are necessary."Additionally,the current fire station design has been designed to comply with <br /> all applicable design standards of San Joaquin County and the MHCSD. Potential impacts like noise and lighting have been <br /> addressed through location and screening of the standby generator. The standby generator (Kohler Model 125REOZ54) is <br /> constructed of durable steel, sound attenuating housing with quiet operation of 70 dB average at 23 feet. Additionally, the <br /> generator will be enclosed by an 8-foot-high masonry wall. Lastly, the Fire Station site is at least 400 feet from the nearest <br /> noise-sensitive residential use, thus providing adequate buffer from noise and lighting impacts. <br /> Consequently, the project is exempt from further CEQA review in accordance with Section 15061(b)(3) of the CEQA <br /> Guidelines because "it can be seen with certainty that there is no possibility that the project may have a significant effect on <br /> the environment." <br /> APPLICATION REVIEW: Recommendations and/or comments on this project must be submitted to the Community <br /> Development Department no later than January 5, 2023. Recommendations and/or comments received after that date may <br /> not be considered in staff's analysis and/or recommendation to the San Joaquin County Planning Commission for this <br /> application. <br /> NOTE TO SURROUNDING PROPERTY OWNERS: This project will be scheduled for a San Joaquin County Planning <br /> Commission hearing.
