The proposed project <br /> includes the construction of a 7,500 square foot boat showroom and service <br /> building and a 2,500 square foot covered outdoor area for inventory storage; <br /> located on the east side of W. Mossdale Road, 6,150 feet north of the 1-5 <br /> offramp, Lathrop. (Supervisorial District 3) <br /> OWNER: Mossdale & Associates APPLICANT: Same <br /> ADDRESS: 800 W. Mossdale Road, Lathrop APN: 239-030-08 <br /> INFORMATION: <br /> The site is currently located within a Federal Emergency Management Agency Designated <br /> Flood Hazard Area designated as Zone AE. The 100-Year Flood Elevation will be approximately <br /> 28-feet NAVE) 1988. <br /> Blossom Court has an existing and planned right-of-way width of 60 feet. <br /> RECOMMENDATIONS: <br /> 1) An encroachment permit from the City of Lathrop shall be required for all work within the <br /> City of Lathrop road right-of-way. <br /> 2) Prior to issuance of the occupancy permit the driveway approach shall be improved in <br /> accordance with the City of Lathrop Standards. <br /> 3) The Traffic Impact Mitigation Fee shall be required for any incremental traffic resulting <br /> from this application. The fee is due and payable at the time of building permit application. <br /> The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record.
