<br />2.Perform work only from written dimensions.
<br />Horizontal control dimensions are, unless
<br />specifically noted otherwise, from building lines
<br />(face of masonry or stud), from column center
<br />lines (structural grid), to face of studs. Door and
<br />window sizes are actual sizes, not rough
<br />openings.
<br />3.The construction documents are addressed to
<br />the general contractor, and are intended to
<br />represent the scope and relationships of
<br />complete and functional building facilities as
<br />part of contractual agreements between the
<br />general contractor and the owner. If the
<br />contract drawings are found to be unclear,
<br />ambiguous or contradictory, the contractor
<br />must request clarification from the architect in
<br />writing before proceeding with portion of the
<br />work in question.
<br />4.Work from and maintain a complete set of the
<br />most current construction documents bearing
<br />approval of the local authority having
<br />jurisdiction or current revision date at the job
<br />site. Construction documents shall be readily
<br />available to all parties of the project. Distribute
<br />complete construction documents to
<br />subcontractors as required for their work. Do
<br />not separate any portion of the construction
<br />documents or perform work from partial sets.
<br />The architect is not responsible for incomplete
<br />or incorrect work performed from outdated,
<br />superceded, incomplete, deteriorated
<br />unreadable sets of construction documents.
<br />5.Unless noted otherwise; electrical conduits,
<br />plumbing lines, etc. shall be concealed and
<br />framing shall be adequate size to accomplish
<br />installation without variations in the wall plane
<br />or ceiling.
<br />6.Details and notes of similar conditions are
<br />typical whether or not called out in all locations.
<br />7.Prior to final bids, the contractor and
<br />subcontractors shall visit the premises and
<br />become familiar with the existing conditions
<br />and the extent of work required to complete the
<br />project. Report all inconsistencies observed to
<br />the architect for response, addendum and
<br />resolution.
<br />8.Final bids shall include everything necessary
<br />for performing and completing the work
<br />required as indicated by the plans and
<br />specifications. Any work or materials not
<br />indicated which is necessary for the completion
<br />of the work shall be considered a portion of the
<br />work although not directly specified or shown
<br />on the drawings.
<br />9.Mechanical and electrical providers and
<br />contractors shall review the construction
<br />documents for adequacy of power distribution
<br />to all equipment prior to submission of bids.
<br />10.Contractor shall provide to the owner a list of all
<br />subcontractors used, complete with address,
<br />phone number and copies of all warranties.
<br />11.Prior to construction the contractor shall visit
<br />the site to verify all existing dimensions and
<br />conditions, and shall notify the architect in
<br />writing of any discrepancies before proceeding
<br />with work.
<br />12.Contractor shall supervise, coordinate, direct
<br />the work and shall be solely responsible for all
<br />construction means, methods, scheduling,
<br />techniques, and safety procedures related to
<br />the project.
<br />13.Code compliance: Contractor shall be familiar
<br />with provisions of all applicable codes and shall
<br />insure the compliance with all local, state and
<br />federal codes. In the event of conflict between
<br />local, state and national codes, the more
<br />stringent shall govern. Before commencing
<br />work not shown in documents, but required to
<br />achieve full compliance with codes, contractor
<br />shall notify owner and architect.
<br />14.Scope of work: The contractor shall include
<br />and provide all labor, materials, equipment,
<br />transportation and pay all expenses incurred in
<br />the proper completion of work unless
<br />specifically noted to be the work of others.
<br />Contractor shall perform all work necessary for
<br />producing a complete, habitable, waterproof
<br />project, including but not limited to site work,
<br />architectural, structural, mechanical, plumbing
<br />and electrical.
<br />15.Insurance: Workmen's compensation, as
<br />required by law, and public liability shall be
<br />carried by the contractor.
<br />16.Guarantee: Contractor shall unconditionally
<br />guarantee all materials, and workmanship
<br />furnished or installed by contractor or
<br />subcontractors for a period of one (1) year from
<br />date of acceptance and shall replace any
<br />defective work within that period without
<br />expense to the owner and pay for all damages
<br />to other parts of the building resulting from
<br />defective work or its repair. Contractor shall
<br />replace defective work within ten (10) days
<br />after it is brought to his attention.
<br />17.Protection: Contractor shall be responsible for
<br />losses and damages to equipment, tools and
<br />material in conjunction with the work being
<br />performed. Provide special protection where
<br />required.
<br />18.Site safety: Contractor is responsible for all
<br />protective structures or devices necessary for
<br />the safety of workmen, equipment, the public
<br />and property as required by state, federal, or
<br />municipal laws and regulations.
<br />19.Inspections: Schedule and manage all
<br />inspections by the local authorities having
<br />jurisdiction and others as required. Do not
<br />cover any work requiring inspection prior to
<br />approval. Notify governing agencies 24 hours
<br />in advance when piping or equipment is to be
<br />tested, before piping is insulated or concealed
<br />and prior to backfilling trenches. Special
<br />inspections are to be performed as required by
<br />the IBC and IRC. Notify special inspectors 24
<br />prior min. and maintain special inspection
<br />report log for final inspection and certificate of
<br />occupancy.
<br />20.Clean up: Contractor shall maintain the project
<br />in a neat and orderly manner at all times.
<br />Remove all construction related debris from the
<br />site on a regular basis and immediately remove
<br />construction debris from all public right of ways
<br />adjacent to and servicing the project site.
<br />Finished building surfaces shall be clean, all
<br />floors waxed and/or polished as specified, and
<br />all glass and mirrors cleaned and polished.
<br />21.Security: Contractor shall provide site security
<br />including security fencing and protective
<br />devices as required and in compliance with
<br />IBC, chapter 33 site work demolition and
<br />construction during all construction activities.
<br />22.Traffic control: Contractor shall provide traffic
<br />control onsite and on all public right of ways
<br />adjacent to and servicing the site. Provide all
<br />signage for protection of the general public and
<br />workers on site.
<br />23.Finish work: All exposed utility systems,
<br />conduits, ductwork, wiring, piping, etc. to be
<br />installed in a neat, orderly manner for a
<br />finished appearance and painted, unless
<br />otherwise noted, to match adjacent surfaces.
<br />24.Request for information, RFI: conditions that
<br />require observation or action by the architect or
<br />engineer, the contractor shall notify the owner
<br />and architect and submit as a formal RFI for
<br />response.
<br />25.Material documentation: Contractor shall
<br />provide any and all material documentation
<br />(FM, UL, ICC, etc.) for review as required by
<br />the local building authority having jurisdiction.
<br />Submit full product and material substitutions to
<br />client and architect, with written reason for
<br />change, for approval and documentation.
<br />26.Hazardous materials: Existing site conditions
<br />shall be tested for asbestos as required by the
<br />local authorities having jurisdiction. The use of
<br />asbestos containing materials or other
<br />recognized and regulated hazardous materials
<br />whether temporary or permanent is strictly
<br />prohibited. Any flammable materials or
<br />additional chemicals must be disposed of
<br />properly.
<br />27.Fire safety: Contractor shall provide and install
<br />fire extinguishers of types and sizes as required
<br />and located by the fire-marshall, and in
<br />compliance with the IBC, section 906 and
<br />NFPA 10a. See fire protection documents,
<br />unless documents are deferred. Provide
<br />adequate fire extinguishers on site during the
<br />course of construction of type and size required
<br />by NFPA for particular work being performed.
<br />Perform testing of an automatic and monitored
<br />fire suppression system in compliance with
<br />chapter 9, fire-protection systems of the, city
<br />required version, international building code
<br />(IBC), NFPA 13, and applicable local fire
<br />protection ordinances. These should be located
<br />in conspicuous locations.
<br />28.Provide and maintain proper lighting,
<br />ventilation, and sanitation at all times.
<br />29.Owner shall pay all taxes, secure all permits
<br />and pay all fees incurred in the completion of
<br />the project, including but not limited to building
<br />permits, water, electric and telephone service
<br />connection, and surveys.
<br />30.Owner shall not use instruments of service for
<br />future additions or alterations to the project or
<br />for other projects, unless the owner obtains the
<br />prior written agreement of the architect and
<br />consultants. any unauthorized use of the
<br />documents shall be at the owner's sole risk and
<br />without liability to the architect and consultants.
<br />31.Shop drawings: Contractor to supply owner and
<br />architect with shop drawings for approval
<br />fourteen (14) days prior to work being done.
<br />32.Transportation: Contractor to provide
<br />transportation, handling, storage and protection
<br />of all materials in accordance with the
<br />manufacturer's specifications.
<br />33.Dust and noise and hours of operation:
<br />Contractor is responsible for controlling any
<br />dust and noise on site. Dust permits may be
<br />required by the local jurisdiction, and are the
<br />responsibility of the owner. Contractor is to
<br />work within any jurisdiction, HOA, CC&R or
<br />similar entity that has restrictions on noise or
<br />operating hours.
<br />34.Prohibited practices: Contractor is not to
<br />change oil on any vehicles or equipment on
<br />site. Cleaning of any concrete, paint,
<br />chemicals, etc. is only to be done in designated
<br />areas. No firearms are permitted on site.
<br />Smoking inside the building is prohibited, and
<br />smoking on site shall not leave behind debris.
<br />35.Final inspection certificate: Contractor to
<br />furnish owner with copies of inspection
<br />certificate prior to requesting final payment. No
<br />final approval or certificate of occupancy shall
<br />be issued until all stipulations and all city code
<br />required are complied with including, but not
<br />limited to landscaping, fire flow, fire safety, and
<br />all onsite and offsite improvements.
<br />36.GC to post signs stating the maximum
<br />occupant near each entry for each assembly
