CONDITIONS OF APPROVAL <br /> PA -2300016 <br /> Theis / Dillon and Murphy Engineering <br /> Lot Line Adjustment Application No . PA -2300016 was approved by the Community Development <br /> Department on April 19 , 2023 , which is the effective date of approval . This approval will expire on <br /> October 19 , 2025 , which is thirty ( 30 ) months from the effective date of approval , unless a Notice of <br /> Lot Line Adjustment has been recorded and a Record of Survey has been filed , if required by the <br /> Land Surveyors ' Act . <br /> Unless otherwise specified , all Ordinance Requirements shall be compiled with prior to approval of a <br /> Notice of Lot Line Adjustment , <br /> 1 . COMMUNITY DEVELOPMENT DEPARTMENT ( Contact : [209 ] 468 -3121 ) <br /> a . APPROVAL : This approval is for a Lot Line Adjustment application between two legal lots as shown <br /> on the revised site plan dated April 5 , 2023 . <br /> b . NOTICE OF LOT LINE ADJUSTMENT : A " Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner . Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor' s Division for review and forwarding to the Community <br /> Development Department . The legal descriptions shall be prepared , stamped and signed by a <br /> Registered Civil Engineer , qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors' Act , or a Licensed Land Surveyor.
