CONDITIONS OF APPROVAL <br /> PA -2300049 <br /> TUNGSON TRUONG & NANCY HUE / LGI HOMES <br /> Lot Line Adjustment Application No . PA -2300049 was approved by the Community Development <br /> Department on September 7 , 2023 , which is the effective date of approval . This approval will expire on <br /> March 5 , 2026 , which is 30 months from the effective date of approval , unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed , if required by the Land <br /> Surveyors ' Act . <br /> Unless otherwise specified , all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment . <br /> 1 , COMMUNITY DEVELOPMENT DEPARTMENT ( Contact : [ 209 ] 468 - 3121 ) <br /> a . APPROVAL : This approval is for a Lot Line Adjustment application between two parcels , as shown <br /> on the site plan dated March 23 , 2023 . <br /> b . NOTICE OF LOT LINE ADJUSTMENT : A " Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner . Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor' s Division for review and forwarding to the Community Development <br /> Department . The legal descriptions shall be prepared , stamped and signed by a Registered Civil <br /> Engineer , qualified to practice Land Surveying per Section 8731 of the Land Surveyors ' Act , or a <br /> Licensed Land Surveyor . ( Development Title Section 9 - 511 . 050 [ b ] ) <br /> c . LOT SIZE : Parcel 1 and 2 shall be a minimum of 5 , 000 square feet in size in size . LOT WIDTH : The following requirements shall apply : <br /> ( 1 ) Parcel 1 shall have a minimum lot width of 50 feet , measured at the front yard setback line . <br /> ( Development Title Table 9 - 200 . 030 - 1 ) <br /> e . PROPERTY LINE SETBACK : ( the following requirements shall apply ) <br /> ( 1 ) The existing single -family residence shown on Parcel 1 shall be setback a minimum of 5 feet <br /> from the proposed property line .
