STANDARDS AND ORDINANCE REQUIREMENTS <br /> PA-2300063(Z) <br /> WILLIAM & ROELYN POOT/BRIAN POOT <br /> Zoning Compliance Application No. PA-2300063 was approved by the Community Development <br /> Department on October 23, 2023, which is the effective date of approval. This approval will expire on <br /> October 23, 2026, which is 36 months from the effective date of approval, unless (1) all Ordinance <br /> Requirements have been complied with, and (2) all necessary permits from other agencies have been <br /> issued and remain in force. <br /> Those requirements followed by a Section Number have been identified as ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other-ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact: [209] 468-3121) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). Foundation and soils investigation shall be conducted in <br /> conformance with Chapter 18 of the California Building Code at the time of permit application. A <br /> fee is required for the Site Plan review. (Development Title Section 9-802.110(a)(2)) <br /> b. APPROVED USE:This approval is for a 5,880 square foot expansion of an existing 7,888 square foot <br /> commercial nursery as shown on the Site Plan dated April 5, 2023 (Use Type: Nursery Sales and <br /> Landscape Services).The expansion includes the construction of the following structures: <br /> • 1,800 square foot greenhouse <br /> • 2,880 square foot greenhouse <br /> • 1,200 square foot cactus garden <br /> This approval is in addition to SA-98-0038. <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital Facility <br /> Fee is applicable, the County shall collect the fees before the issuance of any building permits. <br /> (Development Title Section 9-610.070) <br /> d. SCREENING: All storage, display, and sale of products other than nursery stock must be <br /> conducted within a completely enclosed building or within an area enclosed by a solid wall or fence <br /> and gate between five and six feet in height.
