SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by David and Sherrie Van <br /> Vliet to conduct a Soil Suitability Study and Nitrate Loading Study for their property <br /> located at 17050 East Lone Tree Road, Escalon, California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study and Nitrate Loading Study were conducted to determine <br /> whether the soils are suitable for use with a septic system, as well as to estimate if the <br /> use of septic systems will impact ground water quality. The study was performed <br /> according to the requirements of Section 9-1105.2(d) of the San Joaquin County <br /> Development code. <br /> Proposed Development <br /> A minor subdivision is proposed to separate the Site into two new numbered parcels <br /> (Plate 2). No construction is anticipated in the near future. <br /> Site Description <br /> The Site is defined as Assessor's Parcel Number (APN) 203-210-05, approximately 80 <br /> acres in size. It is located at 17050 East Lone Tree Road, Escalon, California. <br /> The Site is currently open land; an orchard was recently removed. An irrigation well <br /> supplies water to the property; an older irrigation well is also present (Plate 3). <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 65 feet above mean sea level. The Site is relatively flat (Plate 4). <br /> According to the San Joaquin County District Viewer (sjmap.org), the Site is zoned AG- <br /> 40, General Agriculture with a minimum parcel size of 40 acres. The San Joaquin <br /> County Community Development Department states that this zoning designation "is <br /> established to preserve agricultural lands for the continuation of commercial agriculture <br /> enterprises." <br /> LOGE 2307 Page 1 <br />
