CONDITIONS OF APPROVAL <br />PA -2300128 <br />S & B ROBERTSON FAMILY, LLC / GRANUM, INC. / JANICE ROBERTSON / QUARTAROLI & <br />ASSOCIATES, INC. <br />Lot Line Adjustment Application No. PA -2300128 was approved by the Community Development <br />Department on October 6, 2023, which is the effective date of approval. This approval will expire on <br />April 6, 2026, which is 30 months from the effective date of approval, unless a Notice of Lot Line <br />Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br />Surveyors' Act. <br />Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br />Notice of Lot Line Adjustment. <br />1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact: [209] 468-3121) <br />a. APPROVAL: This approval is for a Lot Line Adjustment application among three parcels, as shown <br />on the revised site plan dated June 7, 2023. <br />b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br />conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br />shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br />Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br />Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br />Licensed Land Surveyor. (Development Title Section 9-511.050[b]) <br />c. LOT SIZE: Parcel 2 shall have a minimum lot area of 10 acres. (Government Code Section 51222) <br />d. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and sfrall <br />enter into a new contract prior to recording the "Notice of Lot Line Adjustment". The "Notice of Lot <br />Line Adjustment" shall not be recorded until the Williamson Act Contract application has been <br />deemed complete. Filing Fees are required for this application. (Government Code Section 51257) <br />2. DEPARTMENT OF PUBLIC -WORKS (Contact: [209] 468-3000, see memo dated September 25, 2023) <br />NOTES AND INFORMATION ONLY:- <br />APN: 255-020-10 is under Williamson Act Contract WA -79-C1-0044.
