CONDITIONS OF APPROVAL <br /> PA-2300156 <br /> SONIA SANDHU <br /> Lot Line Adjustment Application No. PA-2300156 was approved by the Community Development <br /> Department on October 24, 2023 which is the effective date of approval. This approval will expire on <br /> April 24, 2026 which is thirty (30) months from the effective date of approval, unless a Notice of Lot <br /> Line Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact: [209] 468-3121) <br /> a. APPROVAL.This approval is for a Lot Line Adjustment application between two parcels as shown on <br /> the site plan dated July 3, 2023. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT WIDTH:The following requiremen=ts shall apply: <br /> (1) Parcel 1 shall have a minimum lot width of 100 feet, measured at the front yard setback line. <br /> (Development Title Table 9-201.-030) <br /> (2) Parcel 2 shall have a minimum lot width of 100 feet, measured at the front yard setback line. <br /> (Development Title Table 9-202.030) <br /> d. LOT SIZE:The following requirements shall apply: <br /> (1) Parcel 1 shall.have a minimum lot size of 10,000 sq.ft. (Development Title Table 9-201.030) <br /> (2) Parcel 2 shall have a minimum lot size of 10,000 sq.ft. (Development Title Table 9-202.030) <br /> 2.
