STANDARDS AND ORDINANCE REQUIREMENTS <br />PA -2300164 <br />REG SMITH & SUSAN SMITH TRUST <br />Zoning Compliance Review No. PA -2300164 was approved by the Community Development <br />Department on September 21, 2023. A short-term rental permit shall be valid for one year from the date <br />the application was approved unless it is revoked sooner. An application for renewal must be filed with <br />the Community Development Department at least 30 calendar days before the permit expires. <br />Those requirements followed by a Section Number have been identified as Ordinance Requirements <br />pertinent to this application. Ordinance requirements cannot be modified, and other ordinance <br />requirements may apply. <br />1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact: [209] 468-3121) <br />APPROVED USE: This approval is to establish and operate a short-term rental within an existing <br />single-family, 2 -bedroom residence as shown on the site plan dated July 18, 2023. (Use Type: <br />Accessory Short-term Rentals ["Home -Shares"]) <br />b. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital Facility <br />Fee is applicable, the County shall collect the fees before the issuance of any building permits. <br />(Development Title Section 9-1245.2) <br />c. TERM AND RENEWAL: A Zoning Compliance Review is required to establish or operate a short-term <br />rental: <br />1. A short-term rental permit shall be valid for one year from the date the application was approved <br />unless it is revoked sooner. (Development Title Section 9-409.030[b]) <br />2. An application for renewal must be filed with the Community Development Department at least 30 <br />calendar days before the permit expires. If any of the documentation or information supplied as <br />part of the application process has changed since the permit was approved, the applicant must <br />submit updated information and documentation with the application for renewal. (Development <br />Title Section 9-409.030[b][1]) <br />d. POSTING OF PERMIT INFORMATION: <br />1. A permittee shall provide a copy of the short-term rental permit, business license, and all applicable <br />regulations and standards in a conspicuous place in the rental unit. (Development Title Section 9- <br />409.030[e][1]) <br />2. In any advertisement for a short-term rental, the permittee shall specify the short-term rental permit <br />number, business license number, maximum occupancy, maximum number of vehicles allowed, <br />and the applicable quiet hours at the short-term rental. For the purposes of this subsection, <br />"advertisement' means any method used to solicit interest in the short-term rental, including but <br />not limited to internet-based listing or hosting services. A Nuisance Response Plan shall be submitted with the application and provided on-site during <br />rental periods, and for the 24 hours prior to and after each rental period. The Nuisance Plan shall <br />provide a method of contacting the property owner, applicant or an alternative person that is a <br />responsible party and can address concerns raised by nearby businesses and/or residents that <br />will likely be significantly impacted by noise, amplified sound, traffic, odor, dust, or light from the <br />event.
