FINDINGS FOR ADMINISTRATIVE USE PERMIT <br /> PA-2300127 <br /> SHARKS HOLDINGS LLC/WONG ENGINEERS, INC. <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, any <br /> applicable Master Plan, Special Purpose Plan, Specific Plan, and Planned Development zone; and any <br /> other applicable plan adopted by the County. <br /> • This finding can be made because the proposed truck parking (Use Type: Truck Services — <br /> Parking) is consistent with the General Plan designation of I/L (Limited Industrial) and the <br /> zoning designation of 1-L (Limited Industrial). The I/L designation allows for a range of <br /> industrial employment-generating uses, including production, assembly,warehousing, and <br /> distribution, and the Truck Services — Parking is a compatible use type that may be <br /> permitted in the I-L zone with a conditionally approved Administrative Use Permit. <br /> Therefore, the project is consistent with the General Plan and will meet the Development <br /> Title regulations for the approved use with the recommended Conditions of Approval.There <br /> are no Master Plans, Specific Plans, Special Purpose Plans, or other applicable plans <br /> adopted by San Joaquin County related to the subject property. <br /> 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> • This finding can be made because adequate utilities, access roads, sanitation, drainage, <br /> and other necessary facilities are proposed or have been provided and the proposed <br /> improvements are properly related to existing and proposed streets and highways. The <br /> project site will be accessed by one driveway. The proposed maneuvering areas will be <br /> surfaced with asphalt concrete in conformance with San Joaquin County Ordinance. The <br /> project site will be served by an on-site wastewater treatment system, an on-site infiltration <br /> basin for storm water drainage, and water service will be provided by California Water. The <br /> private on-site utilities will not affect the public roadway,and the proposed infiltration basin <br /> will prevent stormwater from the project site from possibly flooding adjacent roadways. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This finding can be made because the project parcel totals 4.85-acres which is of adequate <br /> size and shape to accommodate the proposed uses along with all yard requirements, <br /> building coverage,setbacks,parking areas and other requirements of the Development Title. <br /> The proposed parking areas will be surfaced with asphalt concrete in conformance with San <br /> Joaquin County Ordinance,and other improvements will comply with applicable Development <br /> Title regulations designed to ensure that the site improvements are adequate for the type and <br /> intensity of the development.The site is zoned 1-L (Limited Industrial), a zone that allows for <br /> truck parking with a conditionally approved Administrative Use Permit. The I-L zone is <br /> applied to parcels that meet specific criteria and use regulations that allow for the intensity of <br /> the proposed development. <br /> 4. The location, size, design, and operating characteristics of the proposed use will be compatible with <br /> and will not adversely affect the livability or appropriate development of abutting properties and the <br /> surrounding neighborhood. <br /> • This finding can be made because the project has been conditioned to meet San Joaquin <br /> County Development Title regulations that protect public health, safety, and welfare and <br /> ensure that the project will not adversely affect the livability or appropriate development of <br /> abutting properties and the surrounding neighborhood.
