Q: a4u'N c° SANAOAQUIN Community Development Department <br /> COUNTY Planning Building Code Enforcement Fire Prevention - GIS <br /> Greatness grows here. <br /> 41Fp Ra <br /> Area 2 Maior Subdivision <br /> 106 single family medium density lots,with a density of 5.97 du/ac, are proposed. Two (2)typical lot products are proposed: <br /> fifty-three(53)50'x100'alley loaded lots(5,000 SF)and fifty-three(53)42'x85' lots(3,570 SF).The subdivision proposes two <br /> (2)egress and ingress locations, one off existing Arnaudo Blvd and the other off future Tradition St. The alley loaded lots are <br /> proposed to front Central Parkway and Main Street with vehicular access at the rear served by a public alley. The public <br /> alley will be double loaded with alley loaded lots on both sides of the alley. Interior residential streets will provide access to <br /> the other lots. <br /> Eleven (11) new second unit dwellings are proposed within area 2 and are located on the alley loaded lots. The proposed <br /> thirteen (11)second unit dwellings plus the existing sixty-nine (69)second unit dwellings in (Neighborhood F) provide a total <br /> of eighty (80) second unit dwellings. This satisfies the Master Plan requirement. In Neighborhood F, there are existing 979 <br /> lots plus the proposed 145 lots in Area 1 and 106 lots in Area 2 for a total of 1,230 lots. The Master Plan requirement of 6.5% <br /> of the 1,230 lots equates to a minimum of 80 second unit dwellings. <br /> Area 3 Maior Subdivision <br /> 82 single family low density lots with a density of 4.05 du/ac are proposed. The typical lot size is 55'x100' with an area of <br /> 5,500 SF.The subdivision proposes two(2)egress and ingress locations off existing roadways, Kelso Road and Great Valley <br /> Parkway. Interior residential streets will provide access to the lots. <br /> Eight(8)second unit dwellings are proposed. The proposed eight(8)second unit dwellings plus the existing seventy-seven <br /> (77) second unit dwellings in (Neighborhood H) provide a total of eighty-five (85) second unit dwellings. This satisfies the <br /> Master Plan and Specific Plan II requirement. In Neighborhood H, there are 1,215 existing lots plus the proposed 85 lots in <br /> Area 3 for a total of 1,297 lots. The Master Plan requirement of 6.5% of the1,297 lots equates to a minimum of 85 second <br /> unit dwellings. <br /> Supporting documents can be viewed on the Community Development website at: sigov.link/active-planning-applications. <br /> PROJECT LOCATION: The project site is multiple undeveloped parcels located within the Mountain House Specific Plan <br /> I and Specific Plan II areas in the Mountain House Community. (Supervisorial District: 5) <br /> ENVIRONMENTAL DETERMINATION: This is a Notice of Intent to adopt an Addendum to the 1994 Master Final <br /> Environmental Impact Report for the Mountain House Master Plan and Specific Plan I (State Clearinghouse no. 90020776) <br /> and an updated Initial Study for Specific Plan II for this project as described. San Joaquin County has determined through <br /> the Addendum that there is no substantial evidence that the project may have a significant effect on the environment. <br /> APPLICATION REVIEW: Recommendations and/or comments on these projects must be submitted to the Community <br /> Development Department no later than August 3, 2023. Recommendations and/or comments received after that date may <br /> not be considered in staffs analysis and/or recommendation to the San Joaquin County Planning Commission for this <br /> application. <br /> NOTE TO SURROUNDING PROPERTY OWNERS: These projects will be scheduled for a San Joaquin County Planning <br /> Commission hearing. Notification will be provided on the date, time, and place of the public hearing at a later date. <br /> NOTE TO REVIEW AGENCIES: In order to be notified of the San Joaquin County Planning Commission hearing date for <br /> these projects, please contact the above noted Project Planner to be placed on the notification list.
