July 31, 2023 <br /> BGG No. G130.09D <br /> SITE DESCRIPTION <br /> The subject 1.87-acre site is identified as Assessor's Parcel Number(APN)245-38-026. The site is <br /> located on the west side of South Carrolton Road, approximately 600-feet south of Yosemite <br /> Avenue/California Highway 120, in Ripon, California. Almond trees formerly occupied the <br /> proposed residence site which were removed between 2020 and 2022. The proposed building site is <br /> currently vacant and undeveloped. The relatively flat site has surface elevations of about 90 feet <br /> above mean sea level (MSL), according to Google Earth mapping. According to the San Joaquin <br /> County Community Development departing, the subject property is zoned AG-40, General <br /> Agriculture, 40-acres. <br /> EXISTING AND PROPOSED SEPTIC SYSTEM USAGE <br /> Existing Septic System <br /> There are currently no septic systems located at the site. <br /> Proposed Septic System <br /> A new 2,000-gallon septic tank is proposed for the new residence,which will be located west of the <br /> residence. <br /> On-Site Septic Permit History <br /> The San Joaquin County Environmental Health Department septic permit files were searched for the <br /> Site address. No septic system records or permit files were located; hence, it appears no septic <br /> systems are present or have been constructed at the site. <br /> Existing Septic Tank Usage in the Vicinity <br /> The immediate area surrounding the subject site consists primarily of agricultural properties of more <br /> than 40-acres with single-family residences,and some ranchette properties of approximately 2-acres <br /> with single-family residences. The immediate areas to the north,south,and west of the site and east <br /> of Carollton Road are predominantly in use for orchard tree agriculture, with one neighboring <br /> residence to the east and two residences to the south. To estimate the septic system usage in the <br /> area,we reviewed Google Earth imagery and used professional judgement to identify potential septic <br /> systems that exist within an approximately one square-mile area surrounding the project site. Each <br /> building cluster in the imagery was assumed to have one septic system, and sites perceived to be <br /> used for commercial or industrial purposes were assumed to have two septic systems. Sites within <br /> improved residential areas perceived to be connected to a municipal wastewater collection system <br /> were assumed to have no septic systems. Using this method,it is estimated that approximately 40 to <br /> 45 septic systems per square mile are located in the immediate vicinity of the site. <br /> Septic Permit History in the Vicinity <br /> A review of septic permits on file with the San Joaquin County Environmental Health Department <br /> for nearby properties indicated that most septic systems in the area utilize leach lines. <br /> Expected On-Site Maximum Septic Tank Usage <br /> Maximum expected usage for the proposed onsite septic system will be from the residents of the <br /> proposed residence.
