Phase 1 to include construction of an 1,800 square foot tasting room with restrooms and an 800 square foot <br /> covered patio, construction of a 1,600 square foot crush pad, and conversion of an existing 2,300 square foot residence <br /> to a caretaker residence and member-only lounge. Phase 2 includes construction of a 3,200 square foot processing and <br /> storage structure to include barrel storage, processing/lab space, an office, restrooms, and storage. <br /> Annual winery events proposed with phase 1 and include: 12 Marketing Events (maximum attendance 135); 60 Small <br /> Scale Accessory Winery Events (maximum attendance 80); 80 Large Scale Accessory Winery Events (maximum <br /> attendance 135); 4 Wine Release Events (maximum attendance 135). <br /> A Waiver application is submitted concurrently to reduce the following setbacks: For the east side of the property, requesting <br /> a waiver of the required 100-foot setback from an adjacent property lot line when the residence on the adjacent parcel is <br /> more than 200 feet away from the lot line, reducing it to 80 feet, to allow use in the winery of an existing structure. For the <br /> north side of the property, requesting a waiver of the required 300-foot setback from an adjacent property lot line when the <br /> residence on the adjacent parcel is less than 200 feet away from the lot line, reducing it to 240 feet.A parking lot is proposed <br /> in that setback area. <br /> A well and septic system are proposed. Storm water drainage is onsite. Above ground tanks will store winery wastewater. <br /> The winery driveway is proposed off of N. Bender Road. This parcel is not under Williamson Act contract. <br /> The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/G (General <br /> Agriculture). <br /> PROJECT LOCATION: The project site is on the northeast corner of N.
