The granting of the Waiver will not be materially detrimental to other properties or land uses in the area . <br /> No additional structures are proposed in the setback reduction area . <br /> FE <br /> 2 . There are exceptional or extraordinary circumstances or conditions applicable to the property or to the intended uses that do not <br /> apply to other properties in the same zoning district in the vicinity . <br /> East Setback : The proposed 20 % setback reduction would allow an existing residence structure ( C ) to be <br /> utilized for winery use . Structure C is proposed to be a caretaker residence for the winery grounds as <br /> well as a small wine lounge for small gatherings inside . <br /> North Setback : the proposed 20 % setback reduction is just to accommodate parking and a driveway .
