<br /> onsite septic system for sewage disposal,and three(3)on-site retention basins for storm drainage.All existing equipment/buildings will be
<br /> demolished.The project site has direct access to West Shullte Road.
<br /> USE TYPE:Wholesale and Distribution-Light
<br /> A Site Approval application to develop a warehouse distribution facility(Use Type:Wholesale&Distribution,Light)with two buildings
<br /> totaling 510,990 square feet(Building A 231,600 sq.ft.and Building B 279,390 sq.ft.).
<br /> The project also proposes the establishment of a truck sales,rental and repair facility (Use Type:Trucks Sales&Services,Sales) which
<br /> includes the construction of a 16,584 sq.ft.building and outdoor storage area of trucks and trailers.
<br /> The project proposes the utilization of private wells for water supply,a septic system for sewage disposal,and three(3)on-site retention
<br /> basins for storm drainage.All existing equipment/buildings will be demolished.The project site has direct access to West Shullte Road.
<br /> PA-1900234 12 West Lorenzen Road,Tracy,CA A Site Approval application to convert an existing private water ski club and nature preserve(previously approved with Site Approval PA-
<br /> 95304 1000010)to a resort.The resort will include recreational activities(waterskiing,kayaking,sailing,swimming,fishing,paddle boarding,and
<br /> dry camping[tent and RV]),rental facilities for(corporate,private,and public)events,hiking and running trails for private use,and cross
<br /> country events(Use Type:Recreation:Resort)
<br /> PA-1000010 is currently approved for a private water ski club for a maximum of 30 members and nature preserve and will be built out in
<br /> three(3)phases.Phase 1 included the construction of new restrooms and a storage building. Phase 2 included the construction of a
<br /> 5,000 sq.ft. hospitality room for members and guests. Phase 3 included the construction of a 7,200 sq.ft.building to contain an office,
<br /> storage area,restrooms and concession area.The project currently has a 13-acre lake,riparian area,trails,picnic area and a 13.6-acre
<br /> ski lake.Permits have been issued for Phase I.Phase 2 and 3 have not been built yet.Phase 2 expires in 2021 and Phase 3 expires in
<br /> 2024.(Use Type:Recreation-Outdoor Sports Club).
<br /> Access to the project site is from the east terminus of W.Lorenzen Road and is provided by two existing private easements.The proposed
<br /> project will utilize the existing onsite well and septic systems.No new water features or buildings are proposed.The parcels are not under
<br /> Williamson Act contract.
<br /> PA-2000003 54 West Conejo Court,Mountain This project consists of two(2)applications including a Use Permit and Minor Subdivision on a 3-acre parcel in the Neighborhood E
<br /> House,CA 95391 Community of Mountain House. The Use Permit PA-2000003(UP)consists of the development of a pre-school building and a multi-use
<br /> building.The Minor Subdivision application PA-2000090(MS)includes a proposal to subdivide the 3-acre parcel into two(2)parcels
<br /> resulting in Parcels 1 and 2 with lot areas of 1.61 acres and 1.36 acres,respectively.The Parcel is zoned P-F(Public Facilities)and the
<br /> General Plan designation is P(Public).
<br /> The Use permit application PA-2000003(UP)includes a proposal to construct an 18,126 square foot multi-use building on Parcel 1 and a
<br /> 12,560 square foot pre-school building on Parcel 2.
<br /> On Parcel 1,the multi-use building will include an 8,500 square foot indoor sports facility,a 4,626 square foot medical office,and a 5,000
<br /> square foot commercial education facility.The indoor sports facility will be opened seven(7)days a week from 8:00 a.m.to 8:00 p.m.and
<br /> will include a swim academy with an indoor swimming pool for children and adults,and a"Karate Center and Kids Recreation Play Area".
<br /> The medical office will include a 24-hour urgent care facility,and an autism clinic,a therapist office,a dentist or optometrist office that will
<br /> be opened seven(7)days a week from 8:00 a.m.to 6:00 p.m.The commercial educational facility will be opened seven(7)days a week
<br /> from 8:00 a.m.to 8:00 p.m.to provide educational services pertaining to math and language arts enrichment and other related services
<br /> including SAT/ACT preparation. Seventy-two(72)parking stalls(68 standard,4 accessible stalls)is proposed for the multi-use building.
