Soil Suitability and Nitrate Loading Evaluation Page 1 <br /> 25071 South Lammers Road <br /> Tracy, California <br /> June 16, 2023 NATS Job No. 22-355G <br /> 1.0 SITE AND PROJECT DESCRIPTION <br /> The proposed residence is located at 25071 South Lammers (APN: 209-25-023) in Tracy, <br /> California, a "Site Index Map" showing the project location is attached as Figure 1. The <br /> project site is a 1.41-acre parcel and the area proposed for improvements is located on <br /> the eastern half of the property extending approximately 200± west of Lammers Road. <br /> The leach field, which is the subject of this report, is understood to be located on the <br /> south end of the proposed improvement area approximately 20± ft north of the <br /> southern property line as shown on Figure-2. Currently the property proposed for <br /> improvements is vacant and no structures or wells are currently present. The proposed <br /> single-family residence is understood to be an 8 bedroom home which is intended to <br /> accommodate 8 people. <br /> 2.0 SITE PRESENT, PAST AND PROPOSED USE <br /> The area proposed for improvements is currently vacant, and, in the past has been used <br /> for agriculture production. The parcel is zoned as AG-40 (General Agriculture) and <br /> bound on the east by the South Lammers Road and vacant agricultural property on the <br /> south and east, and, existing single-family dwellings on the north and west. Based on <br /> historic USGS topographic mapping and aerial photography (Google Earth Pro Build <br /> 7.3.6.9345, Build Date Dec 29, 2022) no structures or other improvements are observed <br /> to have been present on the property dating back to 1985. <br /> 4713 ENTERPRISE WAY * SUITE 4 * MODESTO*CALIFORNIA * 95356 * 209-5.15-1108 <br />
