MOUNTAIN HOUSE MASTER PLAN <br /> Objective: <br /> a} To establish Community Parts which servethe overall communitywith both <br /> active and passive recreational opportunities, with facilities provided that <br /> meet the needs of the community as it develops. <br /> Policies: <br /> a) With the exception of the small park along Did Rivar, Community Parks <br /> shall contain a minimum of 2a acres, Several adjacent properties,such as <br /> described for the Central Community Park complex,may each contain less <br /> than this minimum, as long as they are adjacent,and total at least 20 acres <br /> in aggregate. <br /> b) Each of the three Villages (i.e., four Neighborhoods served by a Village <br /> Commercial Center), shall also be served by a Community Park. <br /> c} Community Park planning for areas outside the Mountain House Creels <br /> corridor shall generally follow the conceptual program summarized below, <br /> • A Central Community Park complex which will total approximately 422 <br /> acres, shall be developed in three distinct subareas and shall be <br /> located within andlor adjacent to the Town Center, reinforcing the <br /> community focus of the downtown. These subareas include a site <br /> Intended for phased development wlth a lame, amphitheater and Wier <br /> facilities; a sports-related site; and a larger site to support a possible <br /> stadium and adequate shared parking to serve the various public uses <br /> in the area; <br /> • A sports-related Community Park shall be located north of Byron Road, <br /> adjacent to Central Parkway; and <br /> • A major active Community Park shall be iocated south of Grant Line <br /> Road to serge that portion of the community with sports-related uses. <br /> d) Community Parks shall include both active and passive uses. Active area <br /> facilities may include ballfields, pools, par courses, courts (hard�urfaced, <br /> sand or turf),trails, playgrounds, support structures such as restrooms and <br /> concession stands, and parking. Passive areas may include picnic areas, <br /> amphithea@ers, gardens, vista points, and special features such as <br /> environmental sculptures, fountains and lakes. <br /> e) Where a Community Park is located in proximity to the high school,joint <br /> use shall be encouraged_ <br /> f) A Community Pari, shall be sited in conjunction with the Town Center to <br /> encourage community events at this location.
