CONDITIONS OF APPROVAL <br /> PA-2300210 <br /> JOSEPH C. &CLYDENE G. HOHENRIEDER/BAUMBACH & PIAZZA, INC. <br /> Lot Line Adjustment Application No. PA-2300210 was approved by the Community Development <br /> Department on December 14,2023,which is the effective date of approval.This approval will expire on <br /> June 14, 2026, which is 30 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors' Act. <br /> Unless otherwise specified,all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. APPROVAL: This approval is for a Lot Line Adjustment (between/among) as shown on the site plan <br /> dated September 14, 2023. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be prepared, stamped, and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. (Development Title Section 9-511.050[b]) <br /> c. -LOT WIDTH: The following requirements shall apply: <br /> 1. The parcels shall have a minimum lot width of 330 feet, measured at the front yard setback <br /> line. (Development Title Section 9-203.030) <br /> d.
