CONDITIONS OF APPROVAL <br /> PA-2300252(LA) <br /> NATHAN &CALLIE CRUM,TRUSTEES/NORTHSTAR ENGINEERING GROUP <br /> Lot Line Adjustment Application No. PA-23000252 was approved by the Community Development <br /> Department on December 14,2023,which is the effective date of approval.This approval will expire on <br /> June 14, 2026, which is 30 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact Staff:[209]468-3121) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between as shown on the site plan dated <br /> November 8, 2023. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be prepared, stamped, .and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. (Development Title Section 9-511.050[b]) <br /> c. DEMOLITION PIERMIT: The proposed site plan shows an existing shed crossing the proposed <br /> property line for Parcel 1. A demolition permit shall be applied for and finaled before the "Notice of Lot <br /> Line Adjustment"can be recorded. <br /> 2.
