CONDITIONS OF APPROVAL <br /> PA-2300244 <br /> BERT&JACQUELINE BALLATORE TR/QUARTAROLI &ASSOCIATES, INC. <br /> Lot Line Adjustment Application No. PA-23000244 was approved by the Community Development <br /> Department on December 14,2023,which is the effective date of approval.This approval will expire on <br /> June 14, 2026, which is 30 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact Staff: (209)468-3121) <br /> a. APPROVAL:This approval is for a Lot Line Adjustment as shown on the site plan dated November 1, <br /> 2023. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be prepared, stamped, and signed by a Registered Civil <br /> Engineer, qualified to_practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. (Development Title Section 9-511.050[b]) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and shall <br /> enter into a new contract prior to recording the"Notice of Lot Line Adjustment".The"Notice.of Lot Line <br /> Adjustment" shall not be recorded until the Williamson Act Contract application has been deemed <br /> complete. Filing Fees are required-for this application. (Government Code Section 51257) <br /> d. LOT WIDTH: The following requirements shall apply: <br /> 1. Parcels 2 and 3 shall have a minimum lot width of 330 feet, measured at the front yard setback <br /> line. (Development Title Section 9-203.030) <br /> e. PROPERTY LINE SETBACK: The existing agricultural storage building shown on the southwest <br /> corner of property line for Parcel 1 shall be setback a minimum of 10 feet from the proposed side <br /> property line. (Development Title Section 9-203.030) <br /> 2. DEPARTMENT OF PUBLIC WORKS (Contact Staff: (209) 468-3001, see memo dated November 28, <br /> 2023) <br /> NOTES AND INFORMATION ONLY: <br /> Access to these parcels is not created by this Lot Line Adjustment.
