-2- <br /> PA-2200165 (MS) <br /> 3) For future development of"Designated Remainder" improvements [including but not limited <br /> to: roadway widening, shoulder, curb gutter and sidewalk, water/storm drainage/sewer <br /> facilities] shall be provided in accordance with the County development requirements for <br /> "Division 11: Infrastructure Standards and Requirements" of the San Joaquin County <br /> Development Title, and shall be noticed by a statement on the Parcel Map and by a <br /> recorded Notice of Minor Subdivision Restriction. (Subdivision Map Act Section 66424.6) <br /> 4) All easements of record shall be shown on the Parcel Map. (Development Title Section 9- <br /> 910.20) <br /> 5) An Irrevocable Offer to Dedicate Road to result in a 25-foot wide right-of-way from the <br /> centerline of Fredrick Road to the property line shall be required across the frontage of <br /> parcel 3. The Irrevocable Offer of Dedication shall be made on the Parcel Map. <br /> (Development Title Section 9-1150.5) <br /> Informational Notes: <br /> (i.) Dischargers whose projects disturb 1 or <br /> more acres of soil or whose projects disturb less than 1 acre of soil and is not part of a <br /> larger common plan of development, are required to obtain coverage under the current <br /> General Permit for Discharges of Storm Water Associated with Construction Activity. <br /> (iii.) This property is subject to the requirements of San Joaquin County Mosquito &Vector <br /> Control District (209-982-4675) and the California Health and Safety Code for the <br /> prevention of mosquitoes.
